Rider to Apartment Lease Containing Rules and Regulations Rider to Apartment Lease Agreement made on the __________________ (date), between __________________ (Name of Lessor), a corporation organized and existing under the laws of the state of __________________ (name), with its principal office located at _____________________________________________ (street address, city, county, state, zip code) , referred to herein as Lessor, and __________________ (Name of Lessee), of _____________________________________________ (street address, city, county, state, zip code) , referred to herein as Lessee. The following provisions are incorporated into the Lease described above and to the extent that the same are inconsistent with, or contrary to any provisions contained in the Lease , the provisions below shall control. 1. Maximum apartment occupancy:  One-Bedroom: Two people  Two-Bedroom: Four people 2. Lessee agrees that all rent is due and payable in full on the first day of each month. Should rent be received by Lessor after the __________________ (number) day of the month, Lessee agrees to pay a late charge of $ __________________ plus $ __________________ a day until paid in full. These Late Charges may be charged against security deposit at the discretion of the Lessor. 3. A service charge of $ __________________ plus late charges will be charged to the Lessee for checks returned by the bank because of insufficient funds or stop payments. 4. Any resident who is delinquent with the rent may be subject to termination of parking rights and vehicles may be towed at Lessee's expense. 5. Breaking a Lease results in automatic forfeiture of all security deposits plus any rental charges or decorating if necessary. 6. Lessee shall maintain security by keeping all exits and entrance doors locked. 7. Deadbolt locks are an option and payable by Lessee. Lessor must give written approval and Lessor will provide the deadbolts at Lessee's expense. 8. Lessee assumes all responsibility and payments of damages resulting from furniture filled with liquid. An additional security deposit may be required by Lessor if waterbed or any furniture filled with liquid is accepted by Lessor. Insurance is required for all waterbeds. 9. All children must have proper supervision so that they will not destroy property, litter, play in hallways, or disrupt other tenants. Above all, Lessee shall discourage children from any playing activity in drives and parking areas and on the balconies for their own safety. 10. No personal possessions may be stored outside the apartment (e.g., in hallways, on the lawn) except for outside lawn furniture on balconies. 11. Only artificial Christmas trees shall be permitted. 12. Barbecuing on the patio or balcony is permitted only when a covered grill is used. Total liability for any accident resulting from the use of a grill is with the Lessee. 13. No cats or dogs shall be kept in or about the premises, not even for a short time. 14. No painting or wallpapering is allowed without written permission. 15. Charges will be made for damages not considered normal wear and tear and may be charged against the security deposits. The Schedule attached to this Rider will be used as a guide for minimum charges. 16. Lessee will clean and place the apartment in excellent condition for showing prospective tenants and will permit Lessor to show the apartment during the last __________________ (number) days of Lessee's tenancy. 17. Lessee, during his or her tenancy, is responsible for any damage due to an obstruction in sink, toilet, or drain. 18. When Lease is to renew, it must be signed __________________ (number) days prior to expiration date. Also, the Lessee must give Lessor __________________ (number) -day written notice, prior to expiration date, of intent to renew or not renew. If Lessor does not receive the notice in writing, Lessee's security deposit will be retained by Lessor as liquidated damages. 19. Lessee agrees to obtain Renters Insurance or a Tenant Homeowners Insurance Policy and further agrees to hold Lessor blameless on any and all claims resulting from fire, theft, and water damage. 20. Lessee is responsible for keeping smoke detectors in working order (including a good nine-volt battery). Lessee is also responsible for replacing burned-out light bulbs. 21. Problems between tenants are to be resolved by them and not Lessor. 22. Keys are the sole responsibility of Lessee. If lost or stolen, Lessee must replace them at his or her cost. Upon moving, a full set of keys must be returned to Lessor. If Lessee is locked out of premises and needs Lessor's assistance to reenter, a $ __________________ fee will be charged - payable in cash upon services rendered. 23. Lessor is responsible for providing one operational phone jack. Additional extensions may be added and maintained but solely at Lessee's expense. 24. Lessee must provide permanent window coverings within a two-week period of taking possession. All unit windows must be covered with curtains, blinds, or shades; sheets, newspapers, etc. are prohibited. 25. Lessee acknowledges that if he, she, or they violate any provisions of the Lease and/or this or another rider to the Lease , Lessor has the right to terminate tenant's right of possession and repossess the Apartment without further demand or notice and require Lessee(s) to pay all costs, expenses and attorneys' fees incurred by Lessor for enforcement of the Lease . Lessee has read, understands, and agrees to all covenants above and realizes that disregard of these covenants is a violation of the Lease Agreement .
