ROOM RENTAL CONTRACT

This Room Rental Contract ("Contract") is entered into by and between the parties identified below on the Effective Date. Landlord and Tenant agree as follows.

Parties

Recitals

WHEREAS, Landlord is the lawful owner or authorized lessor of the premises located at (the "Premises"), which contains individual private rooms available for rental; and

WHEREAS, Tenant wishes to lease from Landlord a private room within the Premises and Landlord agrees to rent such room to Tenant on the terms and conditions set forth in this Contract.

WHEREAS, the parties desire to set forth their entire agreement in writing to govern the tenancy, payment obligations, permitted use, and other matters relating to the occupancy of the room.

Scope of Work

The scope of Tenant's occupancy, responsibilities, and any services to be provided by Landlord are described below. Tenant shall occupy only the designated private room and shall have shared use of the common areas identified by Landlord.

Payment Terms

Tenant shall pay rent and other charges to Landlord in accordance with the following terms.

Rent is due on or before the day of each month. Payments shall be made by the method specified in the Payment Schedule. Tenant is responsible for any returned check fees or electronic payment fees.

Utilities; Services; Repairs

Utilities and services will be allocated as follows. Check each item that Landlord will provide and leave unchecked items to be paid by Tenant.

Term and Termination

The term of this Contract shall commence on and shall continue until unless earlier terminated in accordance with this Contract.

Either party may terminate this Contract by providing written notice to the other party at least days prior to the intended termination date. Landlord may terminate immediately for material breach, illegal activity, or threats to safety.

Use, Occupancy and House Rules

Confidentiality

The parties acknowledge that Tenant's personal information, emergency contact details, access codes, and any information designated in writing as confidential constitute Confidential Information. Landlord shall not disclose such Confidential Information except (a) as required by law; (b) to manage the tenancy or provide required services; or (c) with Tenant's prior written consent. Tenant shall not disclose Landlord's proprietary information, including keys, lock codes, or any audio/video recordings of common areas where provided by Landlord, except as required by law.

Default and Remedies

If Tenant fails to pay rent when due or otherwise materially breaches this Contract, Landlord may pursue all remedies available at law or in equity, including late fees, termination of tenancy, eviction, and recovery of damages and attorneys' fees incurred in enforcing this Contract, to the extent permitted by law.

Insurance; Liability

Tenant is encouraged to maintain renter's insurance for personal property and liability. Landlord's insurance does not cover Tenant's personal property. Tenant shall be liable for loss or damage caused by Tenant's negligence or willful acts.

Inspection and Access

Landlord may enter the Tenant's room for inspection, repairs, or emergencies upon reasonable notice except in emergency situations where immediate access is required. Any entry shall be conducted with respect for Tenant privacy and in accordance with applicable law.

Governing Law

This Contract shall be governed by and construed in accordance with the laws of the State of , without regard to conflict of laws principles.

Entire Agreement; Modification

This Contract, including any written addenda signed by both parties, constitutes the entire agreement between Landlord and Tenant with respect to the subject matter hereof and supersedes all prior negotiations and agreements. No modification of this Contract is valid unless made in writing and signed by both parties.

Severability

If any provision of this Contract is held invalid or unenforceable, the remaining provisions shall continue in full force and effect.

Acknowledgment

Each party certifies that they have the authority to enter into this Contract, that they have read and understood all terms, and that they have received a copy of this Contract.
