The Property shall be used solely for temporary seasonal residential occupancy by no more than persons. Tenant shall not use the Property for any commercial enterprise without Landlord's prior written consent.

7. MAINTENANCE, REPAIRS, AND ALTERATIONS

Tenant shall keep the Property in a clean and sanitary condition and shall be responsible for routine minor maintenance and the cost of repairs caused by Tenant's misuse or neglect. Landlord shall be responsible for repairs necessary to maintain habitability except where damage is caused by Tenant, Tenant's guests, or invitees.

Alterations, including painting and installation of fixtures, are prohibited without Landlord's prior written consent. Tenant shall not remove any fixtures, appliances, or furnishings provided by Landlord.

8. INSURANCE

Tenant is strongly encouraged to obtain renter's insurance covering Tenant's personal property and liability. Landlord's insurance does not cover Tenant's personal property. Tenant shall provide proof of insurance if required by Landlord.

10. DEFAULT AND REMEDIES

If Tenant fails to pay Rent when due, fails to vacate at the end of the Term, materially breaches any covenant of this Agreement, or otherwise defaults, Landlord may exercise all remedies available at law and in equity, including termination of tenancy, recovery of unpaid rent, costs of re-rental, and reasonable attorneys' fees. Tenant shall be responsible for any costs incurred by Landlord to remedy Tenant-caused damage.

11. HOLDING OVER

If Tenant retains possession after the expiration of the Term without Landlord's written consent, Tenant shall be liable for holdover damages at a rate equal to 150% of the last applicable rent per period, and Landlord may pursue eviction and other available remedies.

12. SUBLEASING AND ASSIGNMENT

Tenant shall not assign this Agreement or sublet the Property without Landlord's prior written consent, which shall not be unreasonably withheld for bona fide requests but may be conditioned on additional screening and fees.

13. ACCESS AND INSPECTION

Landlord or Landlord's agents may enter the Property upon reasonable notice to make repairs, inspect, or show the Property, except in emergencies where no notice is required. Tenant shall not unreasonably withhold consent to access for maintenance or emergency repairs.
