If Renter fails to obtain insurance as required by this Agreement, Facility may, at its option, obtain insurance and charge the cost to Renter as additional rent.

Use, Access & Restrictions

The unit shall be used solely for lawful storage of personal property. Prohibited items include, without limitation:

Flammable or explosive materials
Perishable goods or live animals
Hazardous chemicals or toxic substances
Stolen or illegal goods

Renter shall not operate engines within the facility, conduct business operations, or use the unit for habitation. Renter is responsible for securing the unit with a lock acceptable to Facility. Facility may cut lock and take possession if deemed necessary under the terms herein.

Inventory / Condition

Default, Lien and Sale of Goods

If rent or other charges are delinquent, Facility may exercise a landlord's lien on the stored goods and may sell the goods after providing notice to Renter as required by applicable law. Renter shall be liable for all charges incurred, including reasonable costs of storage, sale, towing, removal, and attorney's fees necessary to collect sums due or enforce Facility's lien. Facility shall provide a written notice to Renter at the last known address of Renter and otherwise comply with statutory notice requirements prior to disposition.

Termination and Surrender

On termination, Renter must remove all property and surrender the unit in broom-clean condition. Renter remains liable for unpaid rent, charges, and any damage to the unit. Facility may dispose of abandoned property in accordance with law after providing required notice.

Indemnity and Waiver

Renter shall indemnify, defend and hold Facility harmless from and against all claims, liabilities, losses, damages, costs and expenses (including reasonable attorney's fees) arising from Renter's use of the unit or Facility, including breach of this Agreement and claims by third parties. Renter waives any claim against Facility for loss or damage except as expressly provided herein.

Governing Law & Entire Agreement

This Agreement shall be governed by the laws of the state where the Facility is located. This Agreement, together with any written rules or rate schedule provided by Facility, constitutes the entire agreement between the parties and supersedes all prior understandings and agreements.
