Lessee shall comply with all applicable environmental, coastal, and water quality laws and regulations and shall not discharge pollutants, sewage, or hazardous substances into waters adjacent to the Premises. Lessee is solely responsible for any contamination, remediation, or penalties resulting from Lessee's activities on the Premises.

7. Insurance and Indemnity

Lessee shall maintain liability insurance covering the Premises and Lessee's activities, naming Lessor as an additional insured where required by Lessor. Minimum liability coverage shall be . Lessee shall provide certificates of insurance prior to occupying the Premises and upon renewal.

10. Assignment and Subletting

Lessee shall not assign this Agreement or sublet the Premises, in whole or in part, without Lessor's prior written consent, which shall not be unreasonably withheld. Any permitted assignee must assume Lessee's obligations under this Agreement in writing.

11. Default and Remedies

If Lessee fails to pay rent or otherwise breaches a material term of this Agreement, Lessor shall give written notice specifying the breach. Lessee shall have days to cure monetary defaults and days to cure non-monetary defaults. If not cured within the applicable period, Lessor may pursue remedies available at law or in equity, including termination and recovery of costs.

12. Removal of Improvements; Restoration

Upon expiration or termination, unless otherwise agreed, Lessee shall remove Lessee-installed improvements and restore the Premises to a safe, natural condition. Any improvements left without removal for more than days may be removed by Lessor at Lessee's expense.

13. Notices

All notices required or permitted under this Agreement shall be in writing and delivered by hand, certified mail, or other documented delivery to the addresses set forth above or to such other address as either party designates in writing.

14. Governing Law; Entire Agreement; Severability

This Agreement shall be governed by the laws of the state in which the Premises are located. This Agreement constitutes the entire agreement between the parties relating to the subject matter hereof and supersedes all prior negotiations or understandings. If any provision is held invalid, the remaining provisions shall remain in full force and effect.
