What a Skylight Roof Installation Agreement Covers

A Skylight Roof Installation Agreement is a written contract between a property owner and a roofing contractor that defines the scope, schedule, price, payment terms, permits, warranty, and acceptance criteria for installing one or more skylights. The agreement typically attaches drawings, product specifications, permit responsibilities, insurance and licensing evidence, and a signature block for all parties. Clear assignment of risk, inspection and punch-list procedures, and provisions for change orders and lien releases reduce disputes and support enforceability in the event of nonpayment or defects.

Why a Clear Agreement Matters

A written skylight installation agreement clarifies expectations, documents consent to price and scope, and creates an enforceable record for remedies such as warranty claims, mechanic’s liens, or contract damages under state law.

Why a Clear Agreement Matters

Typical Parties and Stakeholders

Who completes and relies on this agreement before, during, and after installation.

  • Homeowners and property managers who authorize improvements and control access to the roof.
  • Licensed roofing contractors or subcontractors responsible for installation, materials, and warranty performance.
  • Lenders, insurers, or homeowners associations that require proof of contract, permits, or license credentials.

Agreement copies usually circulate to project leads, insurers, and local permitting authorities as needed.

Signers and Decision-Makers

Homeowner / Owner

The owner or authorized agent who signs to accept the scope, cost, and schedule. The owner should confirm property description, financing source, HOA approvals, and verifies identity to avoid later disputes about consent or authority.

Contractor / Project Lead

The licensed contractor or company officer who signs to accept responsibility for performance, permits, insurance, and warranties. Include contractor license number, local business address, and point of contact for change orders and punch-list work.

Core Sections to Include in the Agreement

A professional skylight installation agreement is concise but complete; include sections that allocate responsibilities and make contract enforcement straightforward.

Scope of Work

Describe exact locations, number and type of skylights, flashing and curb details, roofing interfaces, and exclusions so both parties share a precise understanding of what will be delivered.

Price & Payment

State the total contract price, payment schedule, deposit amount, progress draws, retainage, and accepted payment methods to avoid late-payment disputes.

Permits & Inspections

Assign responsibility for permit applications, fees, inspection scheduling, and correction of code violations; indicate who pays for corrections required by the authority having jurisdiction.

Schedule & Delays

Include projected start and completion dates, weather or material delay provisions, notice requirements, and options for time extensions or liquidated damages if appropriate.

Warranties & Remedies

Define manufacturer and contractor warranty periods, procedures for reporting defects, repair timelines, and remedies including repair, replacement, or limited refund.

Change Orders

Require written change orders for scope or price changes, with signatures and clear pricing methods (fixed price or time-and-materials) before extra work begins.

Common Mistakes to Avoid

  • Vague scope descriptions that omit flashing details or roof interface make disputes common and increase repair costs.
