SLEEP INN LEASE AGREEMENT

The premises shall be used solely for lawful lodging purposes and occupancy is limited to persons. Tenant shall comply with all applicable laws, rules and regulations. Subletting, assignment or license of the premises is prohibited without Landlord's prior written consent.

8. Tenant Insurance and Indemnity

Tenant shall indemnify, defend and hold Landlord harmless from any claims arising out of Tenant's use of the premises, except for claims arising from Landlord's gross negligence or willful misconduct.
