What a Specialty Construction Contract Covers

A Specialty Construction Contract is a trade-specific written agreement that allocates scope, schedule, payment, risk, and quality obligations for specialized construction work such as mechanical, electrical, façade, or other subcontracted trades. It sets technical performance criteria, deliverables, inspection and acceptance processes, change-order procedures, warranty terms, and insurance or bond requirements. The contract may be standalone or incorporated into a prime contract by reference and should align with applicable building codes, permit conditions, and industry-standard construction practices to reduce disputes and clarify responsibility.

Why a Tailored Contract Matters for Specialty Trades

A Specialty Construction Contract clarifies trade scope, reduces change-order disputes, and fixes payment mechanics and liability in writing. Tailored terms protect project schedule and cashflow while documenting performance standards, tests, and warranty obligations for both owners and specialty contractors.

  • General contractors coordinating subcontractors and enforcing quality, schedule, and safety standards.
