STORAGE LEASE RIDER

This Storage Lease Rider ("Rider") is attached to and made a part of the Lease dated between Lessor Name: and Lessee Name: . All terms of the Lease remain in full force except as expressly modified by this Rider.

Lessee shall provide and maintain a lock acceptable to Lessor. Lessor may cut and remove a lock if Lessee fails to provide access in an emergency or after default in accordance with the Lease. Lessor does not guarantee security of the Unit and is not responsible for loss or damage except to the extent caused by Lessor's gross negligence.

5. Insurance and Liability

Lessee is exclusively responsible for procuring and maintaining insurance covering Lessee's property stored in the Unit. Lessor's insurance does not cover Lessee's property. Lessor is not liable for loss, theft, fire, water, mold, vermin, or other damage unless caused by Lessor's gross negligence or willful misconduct. Lessee waives and releases Lessor from any claim for incidental, consequential, or special damages to stored property.

6. Default, Lien and Disposition of Property

In addition to remedies in the Lease, if Lessee fails to pay rent or otherwise defaults, Lessor has a statutory and contractual lien against all property in the Unit. Lessor may enforce the lien by removing property and disposing of it in accordance with applicable law after any required notice periods. Lessee is responsible for all costs of storage, removal, sale, public auction or disposal including attorney fees and costs.

7. Maintenance, Condition and Alterations

Lessee accepts the Unit as inspected and in its current condition. Lessee shall keep the Unit clean and free of debris and shall not make structural alterations. Lessee shall be liable for any damage caused by the storage of property or by Lessee's negligence.

8. Utilities and Services

Except as expressly provided in the Lease or this Rider, Lessor has no obligation to provide utilities, climate control, pest control, or security monitoring. If Lessor provides such services, Lessee acknowledges that service interruptions may occur and Lessor is not liable for losses arising from such interruptions except to the extent caused by Lessor's gross negligence.
