WHEREAS, the parties wish to set forth the community rules, payment and enforcement terms, and a release and waiver to govern use of common property and shared facilities for the period specified below.

Scope of Rules

The following rules apply to all occupants, visitors and invitees of the strata property. These rules supplement the strata bylaws and may be enforced consistent with those bylaws and applicable law.

Waiver, Release and Indemnity

To the fullest extent permitted by law, Resident releases and forever discharges Strata Corporation, its officers, agents and employees from any claims, liability, loss or damage arising from Resident's use of common facilities, except to the extent caused by the gross negligence or willful misconduct of the strata. Resident assumes all risk for personal injury and property damage arising from use of common areas and agrees to indemnify and hold harmless the strata for any claims arising from Resident's or Resident's invitees' acts or omissions.

I acknowledge and accept the waiver, release, and indemnity obligations described above.

Strata may enforce these rules through warnings, fines, suspension of privileges, or other remedies permitted by bylaws and law.
