What the Survey Resurvey Form Is and when it's used

A Survey Resurvey Form documents a follow-up or updated land survey that reestablishes boundaries, corrects previous measurements, or records changes since the prior survey. Typical use cases include boundary disputes, subdivision adjustments, post-construction verification, or title-curative work. The form captures parcel identification, date of resurvey, methodology, comparator references to the earlier survey, and a concise summary of any changes observed in monuments or easements.

Why a proper Survey Resurvey Form matters

A clear, complete resurvey form reduces boundary disputes, speeds title review, and supports permit or recordation steps. It creates an audit trail linking new measurements to prior surveys and identifies any encroachments or easement changes relevant to owners, title companies, and local authorities.

Why a proper Survey Resurvey Form matters

Who typically completes and relies on this form

Each party uses the resurvey for different downstream steps: recordation with county offices, permit attachments, title curative filings, or legal dispute resolution.

  • Licensed land surveyor preparing the resurvey, certifying measurements and bearings for record.
  • Property owner or developer ordering the resurvey to support sale, subdivision, or construction.
  • Title company or closing attorney reviewing resurvey for exceptions, easements, and boundary issues.

Filling out a Survey Resurvey Form: a simple workflow

Follow these sequential steps to prepare, review, and finalize the resurvey form for recordation or client delivery.

  • 01
Prepare field work: Perform measurements, note monuments, and record control points.
  • 02
Draft report: Compile plat, legal description, and comparison to prior survey.
  • 03
Review and revise: Have a second surveyor or peer reviewer check calculations and labels.
  • 04
Finalize and certify: Apply license seal, signature, and date for client delivery or recording.

How a completed form moves from surveyor to official record

A completed resurvey typically follows a short chain: creation, client review, any legal corrections, and then recordation or distribution.

  • Create: Surveyor compiles plat, narrative, and attachments.
  • Client review: Owner or title company checks for concerns or corrections.
  • Record or attach: Submit to county recorder or include with closing package.
  • Archive: Store signed PDF and field notes for retention requirements.

Digital workflow configuration for online completion

Set up an online workflow to collect signatures, attachments, and reviewer comments in a controlled, auditable sequence.

Field Configuration
Document upload Require PDF plat and supporting images
Signature order Surveyor → Client → Title reviewer
Authentication Email link or SMS code for each signer
Audit log Enable timestamp and IP capture

Technical requirements for eSubmission and signatures

Confirm the platform meets any industry compliance needs (for example HIPAA for health-related easement records) and that exported signed PDFs include a tamper-evident certificate for long-term evidence.

  • PDF support: Accepts PDF/A, preserves vector plat layers.
  • Signer authentication: Email link, SMS code, or KBA available.
  • Audit trail: Records timestamps, IPs, and actions.

Essential elements of a professional resurvey form

A comprehensive resurvey form combines clear identification with technical detail so it can be relied on for title and permitting decisions.

Legal description

A precise legal description using bearings, distances, or lot-block references is required so the resurvey maps exactly to recorded records and deed language.

Comparison table

A side-by-side summary that shows differences between the prior survey and the resurvey, including changed bearings, distances, or found/missing monuments, helps reviewers quickly assess material changes.

Control points

Documented control points with coordinates and datum (e.g., NAD83) so other surveyors can reproduce or verify the measurements in the future.

Plat or map

A scaled, labeled plat with north arrow, scale bar, adjacent parcel references, and clearly marked encroachments or easements suitable for recording.

Surveyor certification

License number, signature, printed name, seal, and a certification statement required by the state surveying board to validate the survey.

Attachments

Supporting materials such as field notes, photographs, deed copies, chain of title excerpts, or utility maps that substantiate conclusions in the resurvey.

Data and security items to include when storing or sharing

Document hash: Store a SHA-256 hash with the signed file.
Signed PDF: Preserve the tamper-evident signed version.
Field notes: Keep original field notebooks or scans.
Access log: Record user access and downloads.
Retention tag: Attach document lifecycle metadata.
Encryption: Enable AES-256 at rest and TLS in transit.

Risks and consequences of an incomplete or incorrect resurvey

Title delays: Title exceptions and closing postponements
Permit denial: Local authorities may reject inaccurate plats
Boundary disputes: Increased litigation risk and costs
Insurance gaps: Title insurer may refuse coverage
Regulatory fines: Municipal penalties for misreporting
Rework costs: Additional survey fees and corrections

Common preparation errors to avoid

  • Failing to reference the exact prior survey document leads to mismatched bearings or distances and complicates title examiner review.
  • Using informal or inconsistent legal descriptions (abbreviated or partial) can render the resurvey unusable for recording or permitting.
  • Omitting photographs or monument condition notes forces future surveyors to re-locate control points, increasing time and cost.
  • Not including the surveyor seal, license number, or a state-required certification clause results in rejection by county recorders or regulatory reviewers.

Typical timelines and processing expectations

Survey resurvey timing varies by scope, jurisdiction, and recordation needs; plan for site work, drafting, review, and any county processing time.

Fieldwork duration:

1–5 business days for typical residential parcels

Draft delivery:

3–10 business days after fieldwork

Client review:

Allow 3–7 business days for comments

Recorder processing:

County recording varies; allow 3–30 business days

Total lead time:

Plan 2–6 weeks end-to-end for routine projects
