Tenant shall not sublet the Premises or assign this Agreement without Landlord's prior written consent, which shall not be unreasonably withheld for temporary tenancies only where consistent with the short-term nature of this Agreement.

Early termination by Tenant may be permitted only with Landlord's written consent and subject to payment of rent through the effective termination date and any applicable re-rental costs. Tenant remaining on the Premises after the termination date without Landlord's consent shall be liable for holdover damages at a rate of per prevailing law.
