Renewal: This Agreement shall automatically convert to a month-to-month tenancy at the end of the term unless either party provides written notice as required herein.

Maintenance, Repairs, and Alterations

Tenant shall not perform structural alterations or install fixtures without prior written consent of Landlord. Unauthorized alterations are the responsibility of Tenant to remove or restore upon demand at Tenant's expense.

Acceptance of partial payments does not waive any default or Landlord's right to timely payment of rent.

Insurance and Liability

Tenant is strongly encouraged to obtain renters' insurance covering personal property and liability. Landlord's insurance does not cover Tenant's personal property. Tenant is responsible for damage caused by Tenant's negligence or willful acts.

Assignment and Subletting

Tenant shall not assign this Agreement or sublet the premises without Landlord's prior written consent, which shall not be unreasonably withheld. Any attempted assignment or sublease without consent is void and grounds for termination.

Governing Law and Miscellaneous
