Cancellations, Refunds, & Force Majeure

The reservation deposit is non-refundable except as expressly provided in this section. If Guest cancels more than days prior to arrival, Owner will refund amounts paid less any non-refundable fees within days after cancellation. Cancellations within the stated cancellation window will forfeit the deposit unless Owner re-rents the dates. Early departures or no-shows are not eligible for full refund of stay.

If performance is prevented by events beyond a party’s reasonable control (including but not limited to fire, flood, government restriction, epidemic, or natural disaster), the affected party shall provide prompt notice and the parties will use reasonable efforts to agree on alternative dates or prorated refunds; Owner may retain amounts reasonably expended in preparation for the reservation.

Liability, Indemnity & Insurance

Guest accepts the property in its current condition and assumes all risk of personal injury or property damage occurring during the stay except as caused by Owner’s gross negligence or willful misconduct. Guest shall indemnify and hold Owner harmless from any third-party claims arising from Guest’s use of the property. Owner strongly recommends that Guest obtain travel, trip cancellation, and renter’s liability insurance.

Default, Remedies & Termination

If Guest breaches this agreement or violates house rules materially, Owner may terminate the reservation and require immediate departure; Owner may retain the security deposit and seek recovery of additional damages and costs including reasonable attorneys' fees. Owner’s remedies are cumulative and not exclusive.

Governing Law & Entire Agreement

This Booking Form is governed by the laws of the state in which the property is located. This document, together with payment records and any written modifications signed by both parties, constitutes the entire agreement between Owner and Guest regarding the reservation. Any amendments must be in writing and signed by both parties.
