Except as amended by this Variation, the Default and Remedies provisions of the Original Lease shall remain in full force and effect. A failure by either party to perform any material obligation under this Variation constitutes a default under the Original Lease and entitles the non‑defaulting party to pursue all remedies available at law or in equity, including termination, damages, and recovery of reasonable attorneys' fees and costs.

General Provisions

Entire Agreement: Except as expressly modified by this Variation, all terms and conditions of the Original Lease remain unmodified and in full force and effect. This Variation and the Original Lease, taken together, constitute the entire agreement between the parties with respect to the subject matter hereof.
