Broker Duties and Authority

If Seller materially breaches this Agreement, Broker may recover the commission set forth herein, seek injunctive relief, and recover reasonable costs and attorneys' fees. This Agreement may be terminated by mutual written agreement or as otherwise provided by law.

Governing Law; Entire Agreement

This Agreement shall be governed by the laws of the state in which the property is located. This Agreement, including any written addenda signed by the parties, constitutes the entire agreement between the parties with respect to the subject matter and supersedes all prior agreements and understandings.
