Consideration and Term of LeaseIn consideration of $_________ paid by Lessee, the receipt of which is acknowledged, Lessor leases to Lessee for the term of ______ (number) years from the effective date stated above, all the real property known as ____________________ ______________ (name of property), referred to herein as the Premises, and more particularly described as follows: (legal description of property) _________________ ___________________________________________________________________________________________________________________________________________. 2. Use of Leased PremisesLessee is to use the Premises solely for the purposes of hunting fish and game. 3. Rights of LesseeLessee shall have the following rights, subject to the right of Lessor to prevent Lessee, or Lessee's agents, representatives, or employees, from wasting or unnecessarily injuring the property: A. The right of way into, out of, and across the Leased Premises; B. The right to build private roads on the Premises; C. The right to use water from the Premises; D. The right to cut timber on the Premises and to use such timber for the purpose of building one or more camps or lodges on the Premises; E. The right to build, and to use when built, any camps or lodges as may be deemed necessary by Lessee; and F. The right to take wood from the Premises for the domestic use of such camps and lodges. 4.
The obligations of lessee: a. To keep all fences, walls, fences, and other structures, whether enclosed or not, running on the leased premises to reasonably enclose the premises, and to cause to be kept thereon the tools, implements, materials and devices necessary for using the property; b. To keep all vehicles, whether or not they are being used as places of residence, in safe custody when there in and on the leased premises and to make them available for use when asked; c. To protect and maintain each of the property described in subparagraphs b. To f. To protect the premises from theft and destruction by fires, flood, snow, insects, trespass, or other cause for which no liability is hereby assumed; and d. To pay all charges which the lessee shall establish and be responsible for, to rent the premises on terms of the lessee's choice, to use the property and to occupy the premises solely for hunting and fishing as the lessee shall prescribe, and, with the consent of the lessee, to enter upon or at any time after possession to enter upon or at any time after possession to inspect for any damage or damage. 5. No charge shall be imposed or any fee imposed, or any penalty imposed by the lessor, for any of the foregoing terms under which the lessee is permitted to hunt and fish using the premises, except only those charges in excess of the actual cost of the renting of the premises, and reasonable charges for maintenance and for ordinary expenses of life. 6. The lessor shall keep such books and records as are necessary for recording each day's receipts, disbursements and disbursements under this lease and shall maintain them free from all unauthorized access, alteration, alteration and tampering, including the entry after the lease agreement is entered in the hands of a person other than the lessor. The lessee shall cause the books and records to be made available on demand of the lessor. 7.
