All Lessees (hereinafter referred to collectively as “Tenant”), are jointly, severally and individually bound by, and liable under, the terms and conditions of this Lease. Return of security deposit: tenant agrees to repay to landlord the security deposit in an amount determined by the landlord upon a return to the landlord of a written statement signed and dated by tenant within a period of time set by the landlord and verified by an official or agent acceptable to the landlord, showing the reasonableness of the deposit and the damages sustained by the premises in each instance. The return shall also set forth a statement of the total expenses and damages sustained by the premises as result of the default and shall include a detailed listing of the items of damage and, if known, the sources of such damages. If the landlord recovers damages, tenant shall reimburse him accordingly, and if damages exceed the value of the security deposit, tenant shall compensate the landlord for such excess. . 6. Use and occupancy: tenant agrees that the personal residence is strictly a personal residence and that he will not rent the property to other persons or groups. This agreement shall not prohibit the landlord from entering into a private lease of the dwelling unit in accordance with the terms of this law. . 7. Return of rental payment: tenant agrees to return to the landlord upon expiration or termination of this lease any security deposit paid by him to the landlord. Unless otherwise agreed to by the landlord and tenant or unless such agreement is conditioned on the acceptance of a prior lease agreement as herein provided, in the event of the expiration or termination of this lease, landlord shall have the right to foreclose on the portion of the leasehold condominium property to which the landlord is entitled if such landlord desires, or to transfer the property in whole or as part of the condominium housing project to a non-profit housing trust (as defined in section 4(c) of the federal housing and economic recovery and reconstruction act of 2008), or otherwise to obtain possession of the portion of the premises at a location which is reasonably accessible to the premises described in the lease, or otherwise to enter into a new lease with tenant. . 8. Changes to lease: such lease, or a copy thereof signed by the landlord and tenant, which shall be filed as an exhibit in the office of the (recorder) of the county, or, if no office of the recorder is in the locality, such original lease, shall be deemed to be an act of renewal of this lease by the landlord. Tenant agrees that any modification of this lease that materially affects the rights and obligations of the parties, such as the provision of a substitute.
