Academic term alignment and temporary closures (holidays, exam periods) shall be governed by institution policy; this Lease remains in effect for the Term stated above unless otherwise terminated pursuant to the terms below.

Use, Occupancy, and Conduct

Premises shall be used solely as a residence for the Student and authorized occupants. Subletting, assignment, or short-term rental is strictly prohibited unless Lessor provides prior written consent. Student must comply with institutional codes of conduct and housing policies, which are incorporated into this Lease by reference and may be enforced as Lease provisions.

Maintenance, Repairs, and Alterations

Student shall maintain the Premises in a clean and sanitary condition, promptly report maintenance needs, and be responsible for damages caused by negligence or misuse. No structural or permanent alteration may be made without Lessor's prior written consent. Normal wear and tear is excluded from Tenant liability.

Insurance and Liability

Renter's insurance is required recommended by Lessor. Student is responsible for personal property and liability coverage. Lessor is not liable for loss of Student property except to the extent caused by Lessor's gross negligence.

Default, Termination, and Early Release

Default by Student for nonpayment or material breach after written notice and applicable cure period permits Lessor to terminate the Lease, recover possession, and seek damages including unpaid rent and reasonable costs. Early release due to withdrawal, disciplinary separation, or graduation may be considered under institutional policy; any approved release requires written agreement and may include an early termination fee.

Notices to Lessor shall be delivered to the Lessor Mailing Address above. Notices to Student shall be delivered to the Premises address or the following mailing address:

This Lease shall be governed by the laws of the state in which the Premises is located. If any provision is held invalid, the remainder of the Lease shall remain enforceable. Time is of the essence for all monetary obligations. This Lease constitutes the entire agreement between the parties respecting the Premises.
