STUDENT SUBLEASE AGREEMENT

This Student Sublease Agreement (the "Agreement") is entered into between the Original Tenant (Sublessor) and the Subtenant (Sublessee) identified below for the temporary subletting of the residential premises described herein. The parties covenant that the Sublessee will occupy the Premises only in compliance with the terms of the Master Lease and this Agreement.

Sublessee shall not make structural changes or permanent alterations to the Premises without prior written consent of the Sublessor and any consent required by the Master Landlord. Sublessee shall be responsible for restoring Premises to original condition for any authorized non-permanent alterations.

MASTER LEASE AND LANDLORD CONSENT

Sublessor represents that he/she has furnished Sublessee with the material terms of the Master Lease and that Sublessee shall comply with all applicable rules, regulations, and restrictions contained therein. Sublessor warrants that landlord consent for this sublease has been . If consent is not obtained, Sublessor remains responsible for any consequences arising from unauthorized subletting.

MAINTENANCE, REPAIRS, AND ENTRY

Sublessee shall promptly notify Sublessor of required repairs. Sublessee shall not permit waste or engage in negligent conduct. Sublessor and Landlord retain the right to enter the Premises in accordance with the Master Lease and applicable law for inspection, repairs, or to show the Premises, providing reasonable notice where required.

INSURANCE, LIABILITY, AND INDEMNITY

Sublessee is strongly encouraged to maintain renters insurance covering personal property and personal liability. Sublessee shall indemnify and hold Sublessor harmless from claims, damages, and liabilities arising from Sublessee's use of the Premises, except to the extent caused by Sublessor's gross negligence or willful misconduct.

DEFAULT, LATE FEES, AND REMEDIES

Failure to pay rent when due constitutes a default. Sublessor may charge a late fee of and may pursue remedies allowed under the Master Lease and applicable law. Non-monetary defaults shall be subject to a cure period of unless immediate action is required to prevent harm.

EARLY TERMINATION FOR SCHOOL-RELATED REASONS

If Sublessee withdraws from school or accepts an academic placement that requires vacating the Premises, Sublessee may request early termination. Such termination requires written notice and the Sublessee remains responsible for rent until a replacement acceptable to Sublessor and the Master Landlord is secured or until the end of the Term, whichever occurs first, except as otherwise agreed in writing.

All notices required or permitted under this Agreement must be in writing and delivered to the addresses below by hand, certified mail, or other method evidencing receipt.

GOVERNING LAW; ENTIRE AGREEMENT

This Agreement shall be governed by and construed in accordance with the laws of the state in which the Premises are located. This Agreement, together with the Master Lease and any attachments or inventories signed by the parties, constitutes the entire agreement between Sublessor and Sublessee relating to the subletting of the Premises.
