Or agree upon and acknowledge that: a. No part of their labor will be used to remove or destroy any of the hair of other persons in any way. B. No part of their labor shall be used to destroy, maim, disfigure or cause injury to the person or estate of another person. 6. The premises shall be kept in a clean and suitable and sanitary condition, and all persons shall be able to enter on the premises to get into or out of their personal belongings without the use of a key. 7. The premises shall be kept completely free from all objects, except that the lessor shall have the right to remove the door of all stationing areas that are used exclusively for the storage of the supplies, appliances and equipment for the hair-cutting service. 8. Upon termination of the rental agreement the lessee will pay the lessor the balance of the prepaid rent for the full amount of the month in which the premises were leased including the last day and if applicable, the portion and portion of the balance due immediately prior to termination. 9. Notwithstanding anything stated on the other portions of the lease, if any part of the agreed rental term is not performed, the lessee shall, upon written notice served on the lessor, forfeit the prepaid rent to the lessor, for use of the premises. 10. The lessee may sublease the premises to another person. 11. The lessee may cancel the rental agreement as part of the early termination clause of said agreement. 12. No personal liability shall arise from anything done in good faith by the lessee in the performance of its obligations under this lease. 13. Upon termination of the lease the lessor may recover all prepaid rent and all costs and expenses sustained by the lessor or lessee. 14. (a) upon the occurrence of any event that would otherwise terminate this lease, all prepaid rent and all costs and expenses sustained by the lessor or lessee, including attorneys' fees and any other expenses which the lessor or lessor may be required to reimburse the lessee, shall become due upon and shall become due and payable at the beginning of each subsequent month for the full term of the lease after the event has occurred.
