Seller(s) to pay for the repairs and for the work to be done by professionals who are licensed or certified to do such repairs Seller(s) will credit Buyer(s) at Settlement in the amount of ($ ____________________ ) and Buyer(s) agrees to be responsible for completion of the repairs listed below. The Buyer(s) will be provided an opportunity to inspect the property four days before the closing date (the “reinspection period”). Said repair(s) to be completed at least 96 hours prior to settlement. Evidence of the repairs is to be given prior to closing. (Note: Seller(s) may request a copy of any inspections upon which the following items are based. If the completion date for the Repairs/Corrective Action is beyond the scheduled closing date, the parties should identify a new closing date as a part of this Addendum.) Unless the reinspection period is properly extended, Buyer's failure to provide written unconditional disapproval of Buyer's reinspection report(s) by midnight on the last day of the reinspection period could be deemed an acceptance of the condition of the Property. If Seller(s) does not agree to the preceding condition(s) within 72 hours (seventy two hours), this Contract of Sale shall be Null and Void and of no further effect. In such case, a release will be signed by all parties and all monies will be returned to the Buyer(s}. All other terms and condition(s) of the above referenced contract remain as originally agreed, unless amended by subsequent addenda executed by the parties hereto.
