Rents for the premises the rent for such premises as will be determined by the parties during the term of the lease herein provided for shall be one rental per person (or fraction thereof) for each month that the lessor occupies the premises as lessee, payable biweekly from the date of the lease to the end of any subsequent month. Rent may be payable in installments, as prescribed in the applicable lease for a longer term, not less than three months. 4. Other rights, duties, and liabilities of the lessee and lessor the lessee agrees that it will: (a) take all reasonable care to keep the premises clean, safe, sanitary, and in operable condition, subject to reasonable control; (b) supply proper and sufficient water and electricity for each premise during the term of the lease; (c) provide and maintain an adequate sewage disposal system within the premises, except where a smaller system has been installed by lessor prior to the lease contract and the lessor has been responsible for installing and maintaining this system at a cost less than the cost of this system; (d) furnish the lessor with all necessary telephone and telegraph facilities to enable the lessor to render information relating to the premises to the lessee; (e) pay to the lessor upon termination of the lease all past and present rent due or due within the twelve-month period immediately following the occurrence of the termination. 5. Lease provisions the lease agreement shall set forth the terms and conditions under which the sale and delivery of such premises shall occur, and provide for the payment.
