Apartment Rules and Regulations, page 1 APARTMENT RULES AND REGULATIONS Name of Apartment Complex: ________________________________________________________ Landlord has promulgated the following Rules and Regulations in order to provide for th e orderly, safe and peaceful use and enjoyment of the leased premises and common areas by the Tenants. The observance of these requirements will help maintain hi gh standards and ensure a pleasant atmosphere in which to live. In addition to the terms and conditions of the Lease Agreement, Tenant agrees to comply with these Rules and Regulations and to ensure and be responsible for compliance by all other persons presen t on the leased premises. Tenant agrees that failure to comply may, at Landlord’s option , be deemed a breach of the Lease Agreement. The Rules and Regulations are as follows: 1. The sidewalks, courts, entry passages, halls, and stairways shall not be obstructed, or used for any purpose other than t hat of ingress and egress. Motorcycles shall be parked in the area designated for all motor vehicles. 2. Porches are not common property and each Tenant’s use of the porches must be limited to that portion directly in front of , or behind, Tenant’s apartment. 3. Tenant shall maintain order in the leased premises and shall not make or permit any improper or loud noise on the premises, or interfere in any way with other tenants. 4. The use of all pianos, radios, television sets, stereos, and other musical devices must discontinue at ______ o'clock p.m. No musical instruments shall be p layed for practice at any time and the giving of music lessons, vocal or instrumental, is prohibited. 5. Landlord acknowledges each Tenant’s right to have parties, or large number of guests, provided that good order prevails a nd boisterous conduct is avo ided. 6. No play wagons, bicycles, motorcycles, motorbikes, or other vehicles shall be allowed in the corridors, halls, elevators, or elsewhere in the building, and Landlord reserves the right to remove any and all objectionable items and nuisances. La ndlord’s failure to remove such items promptly does not constitute a waiver in this regard. 7. Dogs, cats, and other pet animals or birds are strictly prohibited, except, if applicable, as provided in the Lease Agree ment. 8. The floors, skylights, and windows that reflect or admit light into any place in the building shall not be covered or obstructed by any Tenant, except by usual use of interior blinds and/or curtains. The bathroom facilities and other water apparatus shall not be used for any other purposes than those for which they were constructed, and no sweepings, rubbish, rags, ashes, grease or other substances shall be thrown therein. Any damage resulting from misuse of appliances, fixtures, plumbing, heating/cooling apparatus, or any oth er equipment shall be paid for by Tenant causing same. 9. Nothing shall be thrown out of, or allowed to fall from, the windows, doors, balconies, or stairs of the building, by any Tenant. 10. All Tenants must observe strict care not to leave their windows o pen when it rains or snows. Any resulting damage to the leased premises, other premises, or other Tenants or their property shall be reimbursed by Tenant causing same. 11. No Tenant shall do or permit anything to be done in the prem ises, or bring or keep anything therein, that shall in any way increase the rate of fire insurance on the leased premises, or bring or keep anything therein that will interfere with the rights of o ther tenants, or in any way injure or annoy them, or confli ct with any applicable fire or safety rules or regulations, or the provisions of any insurance policy providing insurance on the building or any part thereof. 12. All non -emergency reports of repairs needed and of irregularities to which Landlord's atten tion should be directed must be made in writing to Landlord's office. 13. No painting or wall papering shall be done, or alterations made to any part of the building by putting up or changing an y partition, door, or window, and no nailing, boring, or scr ewing into the woodwork or walls shall be done, without the consent of Landlord. 14. All glass, locks, and trimmings in or on the doors and windows, belonging to the building, shall be kept whole, and when ever any part thereof shall be broken, the same i mmediately shall be replaced or repaired and put in order under the direction and to the satisfaction of Landlord, and shall be left whole and in good repair, in the same number and kind, and with the same kind of keys as Apartment Rules and Regulations, page 2 received by the Tenant on entering into possession of any part of the building or during his tenancy. 15. If a Tenant desires awnings outside or shades inside the windows, other than those provided by Landlord, such awnings or shades must be first approved by Landlord and of such shape, color, material, and make as may be prescribed by Landlord, and must be constructed or attached at Tenant's expense. 16. Any Tenant installing or causing to be installed an additional lock in the entrance door of his apartment shall, prior t o such instal lation, deliver a duplicate key to such lock to Landlord at his office. All locks so installed are to remain after the termi nation of the Tenant's tenancy for the benefit of Landlord. 17. Tenant must, at the termination of his lease, return all keys to doors, closets, and storerooms. 18. Keys for outside doors or mailboxes will be furnished to Tenant. A deposit of $ __________ per key is required, but the deposit will be refunded when the keys are returned to Landlord. 19. No sign, advertisement or other lettering may be affixed to the outside of the leased premises or in any common area without the prior consent of the Landlord. 20. Pouring of grease into sinks or other interior plumbing on the leased premises is prohibi ted. Grease shall be disposed of in the trash within a proper receptacle. 21. Tenant shall not damage or allow to be damaged any tree or shrub on the leased premises or upon common areas, and Tenant shall be liable for same if caused by Tenant or those for whom Tenant is responsible. 22. No equipment or appliances may be moved within or from the leased premises, and must remain in their original location. 23. The storage or keeping of any flammable material, including but not limited to gasoline, is prohibited. 24. Rules for any recreation areas including swimming pools shall be posted in those areas and shall be read and followed by Tenant. 25. Special stipulations: Tenant acknowledges reading the above Rules and Regulations, and that Landlord may at times promulgate additional Rules and Regulations in order to promote the health, safety, welfare and p eace of Tenants.
