our 1865 year old property was originally designed as a single building since then it's been divided up and used in many different ways like um like doctor's offices a dentist office and currently we have one commercial unit and five residential we live in one of the five residentials and um the others each have their own electrical utility panels so they pay monthly directly to the electric company however our commercial unit it's together with the general building facility so our lobby our exterior lights the hot water runs on it and a couple other things so we figured out a way to just build them based on the percentage of use that we predicted that they're occupying rather than restructuring all the electrical work in this property so here's the sample here's a sample invoice that we use each month when we get the bill in we um just duplicate this copy so let's say at the end of this month it'll be the bill for november and both fabio and i are both contact people on the property so all of our tenants know that they can reach out to either of us so we always put both of our information together here's just our fun logo that was a sketch of the building so you could change this out for your logo and we change the invoice number each month so typically we just go up by one but maybe you'd have a different series for each customer or however you'd like to handle your invoice numbers here's our sample tenant information and let's say typically we get our electrical bill within the first few days of the month so then we would say it was a third of of december that we get this and you can see we charge uh we have it due a month after we give the invoice and um make sure you're updating everything here so it's before november we use grey mountain power from our beautiful green mountain state and we calculated we determined it wasn't a strict calculation but just out of conversation with the with the tenant that we're estimating that they're using about 40 of this um bill based on the items that they're connected to so each month we take 40 percent of the bill and multiply it out by the total bill so if our bill was say 375 i would just run that times 40 percent and this would be how much our tenant would would and that's it maybe we'd say something special like happy thanksgiving and then we would just print it out and attach it with a copy of the bill that we got so that they could see what the raw bill was and that it was in fact 375 or whatever it is that month and um that's it we will put the link to this template in the description below in case you would like to use it we recognize that there are many of different free platforms and some softwares that can make make invoices a little bit easier they might come with reminders and other things but for us we don't have many invoices that we send out so we just used a quick template that we created that works for us and gets the job done each month nice and simple we can just change everything as needed thanks for watching you
