description below this video there are no set ways to do anything and this is true in any industry and real estate photography is no exception after after all how many of you watching this ever thought that real estate photography was a viable business option for you before you even got into it or even registered near nogin that it was a business at all before I got into it I didn't even realize it was an opportunity to get into it at all it was just something I took for granted of course homes get pictures taken of them duh but who doesn't real estate photography is just so Niche and it really flies under the radar which makes it even harder to get good solid business advice on how to do things the correct way there are a million different ways to go about doing any single thing you're trying to do which is why there's an endless debate of what the best way to do any certain thing is this is why you will see people arguing online myself included to no end as to whether or not you should shoot flash ambient or HDR or whether you should use Canon Nikon Sony Fuji or Panasonic cameras whether you should shoot on a fullframe or a crop sensor camera whether you should use native lenses or third party lenses whether you should use a 12 mm or 14 mm or 16 mm lens why you shouldn't do this or that it's all subjective because everyone's just conveying their own experiences as the best single way to do any given thing because that's what they're familiar with there's nothing wrong with that now while there isn't a set in stone and generally accepted right or wrong way to do any specific thing there are ways you can do things that achieve a desired outcome either quicker or more efficiently or for Less cost when it comes to real estate photography client acquisition there are 100% without a doubt more time effic and cost effective ways to go about it there are a few other videos on my channel that are coming soon where I'll go more in depth on ways to get clients but you can always pick up my ebook in the description below to take a deep dive into client acquisition methods which you'll find mainly in section five for this video I'm going to convince you why giving away free work is the best method of client acquisition that you can Implement for both shortterm success and long-term success and I'll go into how you can do it the most coste effective way because there is a wrong way to go about this that will cost you a lot more money than is absolutely necessary so stay tuned before we jump into it there are a few prerequisites for doing this the right way which I'll explain briefly but I won't bore you with too many of the details of the why just know that this is the right way to do it one you have to work with third-party editors at the very least for just your interiors and I'm going to immediately go back on telling you that I won't bore you with the why details because I'm about to do just that a huge amount of photographers with an online platform teach how to edit which creates a vicious circle of newer Real Estate photographers thinking that they have to be editing their own photos in order to be considered a professional real estate photographer this is wrong for the first year of my business I fell into doing this too I fell into the Trap because I learned everything from YouTubers who just made videos on the things that got the most views heck my first real estate photography related video I ever up uploaded on a different Channel got over 2,000 views and it was a video on how to edit flash ambient photography so I get it I've been there the views are there so that's what people make videos about so they can get more ad Revenue but that doesn't mean that that's the best way in reality when you get busier in your real life actual real estate photography business you'll start to realize that there's just no feasible way to have any good amount of free time when you insist on editing your own photos if you have three shoots in a day 5 days a week which is completely feasible to expect and your turnaround time is always going to be next day then you'll get home around let's say 400 p.m. every day and spend the next 6 hours editing photos only to have to do the same thing for Tuesday Wednesday Thursday and Friday so not only did you actually have to go to the shoot locations and spend the time creating the materials you have to go home and edit them too and if you did more than just photos like I'll teach you how to do then to edit a video video button up a mport virtual tour edit aerial photos edit your exteriors it's just far far too much I did this in the beginning of my business and my son had just been born and there was just no way it was sustainable over the long term working with third-party editors is just a huge Lifesaver because they can not only do it far quicker than you can but they can also do it a thousand times better than you can this is their career they don't take pictures they edit them if you want Ultra professional photos right out of the gate in your business so you can impress new clients and win them over in the long run then you need to pay someone else to do it for you it's not even that expensive phot toer in Vietnam who I currently use charges 85 cents per finished HDR image so if you shoot 20 interior photos and send them off to photob only cost you was $17 save 2 hours a time you'll hear me say this again and again but we as Real Estate photographers only get paid to shoot and deliver we do not get paid to edit we do not get paid to learn Adobe Photoshop we do not get paid to do anything at all besides shoot and deliver so whatever you do in between is up to you sure you can spend 2 hours fumbling through manual blending in Photoshop on one monitor with inside real estate photographies video on how to manually blend hdr photos together but why would you do that to yourself take the photos on site send them to someone else to do it for you and use that time that you saved to get more clients okay rant over about that two you have to be strategic with the types of work you're going to offer for free which means you have to be aware of your costs I'll get into this a bit more in just a sec when I explain the actual meat of what it looks like to give away free work but I want to just plant this as a seed in the back of your head three you have to be willing to spend just a bit of money but don't worry when you do this correctly and take all the boxes you'll get clients at lightning speed so don't worry too much about that or you have to offer more than just Photography in your business I feel like I have to say this in every video I create but having the name of the business type be real estate photography leads needs you and every single other new photographer to believe that just taking photos is the entirety of the business and that's what's going to make you the most money this could not be further from the truth where you'll make your money is from all your add-on Services which is why it's super important to be able to provide more services like floor plans virtual tours Drone footage listing videos listing websites and all that don't worry it's all super easy to do and you can subscribe to this channel to learn how to do all of it but just know that okay so those are all the prerequisites out of the way now we're going to jump right into the meat of free work the basic flow of this method is this you create a portfolio you create an Instagram and you start getting active on it and creating any type of content for your business that you can to drum up some amount of Interest you'll create a killer website which quick note I can help you with if you'd like just shoot me an email every post you see in their feed comment on all their posts and just overall engage with what they're uploading it takes an average of seven interactions a potential client with your business before they end up buying from you statistically speaking so the more you interact with them and the more they see your name pop up in their notifications the better and bonus points if you create a bunch of reels with your face in it so they already feel like they know you before they even hire you they'll already feel like you know they have a connection with you then when you're ready and you're confident in your skills reach out to Realtors and strike up a natural sounding conversation and eventually broach the subject of offering them their first shoot for free if they act surprised or ask you why youd offer this just tell them you're confident in your quality and you know that you can provide a superior service and you want to prove it to them by giving them their next listing materials for free with the communicated expectation and it's key that you actually communicate at this to who you're talking to that if they like the result they'll call you for the next one as your paying client the communication is key here otherwise you're just giving away free work with no expectations okay let's breathe for a minute and process all that and I'll give you a second fully processed good I catch a lot of flak online for recommending people start out their businesses by offering free work but there really is no better way to go about client acquisition even doing this after your business is already profitable and successful I've run into people saying that you should never ever offer free work because it devalues your work as a photographer or it brings down the industry and I call BS on all of that first off no one else is paying your bills no one else is going to grow your business for you it's all up to you to do the grunt work so you have to do the things that mean the highest likelihood of success for you you can't think you're above doing things a certain way yes if you don't communicate well with potential clients and you don't stand up for yourself then you are more likely to get walked all over and get taken advantage of from offering these free shoots hence why I'm making this video to go over all the details as how to do it the right way secondly if you're a new real estate photographer then no you won't be devaluing your work as a photographer because sorry to say it you probably suck and that's okay I sucked when I first started off too here I'll put some pictures of my first ones on the screen and the only reason I got better is because I practiced and practiced and practiced and practiced and the only way I was able to practice so much on all these different properties is because I networked with people and offered them a zero Risk Service Where I Stood to benefit and they stood to benefit if they didn't like my photos they didn't have to use them and I didn't have to worry about an angry client who just wants their money back it's a very lowrisk way to get better very fast and because you'll be spending a bit of money getting all of these photos professionally edited you'll have some more motivation to fine-tune your skills a lot faster so you can start to impress and turn these first freak shoot clients into your long-term clients okay that was a lot to process too but we have a couple more things to go over to round this method out I mentioned before that there is a wrong way to do this and that you have to be strategic and aware of your costs and this is what I mean if you're offering a free shoot you don't want to offer things that cost you a lot of time or money firstly for example you want to be strategic with the amount of photos that you're taking and you'll want to minimize your editing cost how do we do this well I would never pay someone to edit my exteriors for example because they take me 5 Seconds to edit I still edit my own exteriors because I can achieve a professional result in a really short amount of time it's not even worth 85 cents to me I however would not edit my own Interiors because that's a different ball game you have to desaturate color casts properly merge and blend luminosity and window poles and this and that and so much more to make it professional looking anyways you can offer unlimited real estate photography packages but just take a shitload of exterior photos and then take a limited amount of interior photos and then only send out those Interiors to get edited by someone else and that's your true cost unless you're shooting a 3,000 ft professionally staged house you probably won't need to take more than 15 to 20 interior photos and I'd say even that's pushing it if you do this correctly then your editing cost should only be like $12 to $21 not too bad to pick up a new client secondly I wouldn't offer a free virtual tour for example because matterport costs money every month and they charge on a per property basis so if you pay for 10 allocated spaces every month and you offer a free virtual tour then for each free virtual tour that you give away you're having to pay on10th of your monthly matterport cost until that property sells which it's no longer 2022 a property can take 3 months or longer to sell effectively paying three plus months of Hosting for a space losing out on the opportunity to host paid virtual tours thirdly unless I were practicing I wouldn't offer a free cinematic listing video I have no problem offering a social media highlight reel since that only takes 10 minutes to edit or whatever but a cinematic listing video can take you 30 minutes to film and another 3 hours to edit if you're going crazy which costs you time when preparing to give away free shoots here's the general offering that I recommend doing to maximize perceived value while minimizing your actual costs first one is interior exterior photography can't get around doing that since that's the foundation of every single listing I would also do aerial photography and this is super simple to do really really well fly up your drone take 10 to 15 different angles of the house my pre-shoot checklist in the description below has image examples of different angles that you can get in your aerial photos so there's really no excuse to not do it really really well and since they're exteriors I don't pay anyone else to edit them for me because they only take 5 to 20 seconds per photo to edit to a professional level and then I would do a 2d schematic floor plan using cubicasa cubicasa is an awesome and free app to download that can help you create floor plans that look like this using estimated Dimensions their base floor plan which does not include Furniture costs absolutely zero dollars to create and it only takes a maximum of like three hours to do sorry three minutes to do the actual scan and the rest of the work is completely passive no work on your part is required and lastly if I'm feeling extra spicy I'll offer a vertical social media walkthrough or a social media highlight video the video you're seeing right now is a vertical social media walkthrough and I don't even use a gimbal for these I just walk through the property filming the best parts as smoothly as I can and then throwing in some speed ramps and maybe some music em motion blur and calling it a day the video you're seeing now is a social media highlight video the these are more similar to a cinematic listing video but condensed down to be digestible on social media and I film them with my phone just vertically and these don't take much time to create at all once you're familiar with how to do them and if you're interested I've actually got a video coming out how you can create these for yourself so make sure you subscribe and turn on the notification Bell to watch for that when it comes out by giving away these four or five services for free to convince someone that you're worth working with your potential client is going to be absolutely Blown Away by the perceived value of what they're getting and don't get me wrong I have a package that has all these services in it and I charge base price $7.95 to do it all but in all reality I'm only at the property for 45 minutes to get all this done and it only costs me my interior's editing charge in actual monitary costs everything else either just takes minimal time to capture and edit like the aerial photos and exterior photos or the social media videos or it's done completely for me like in the case of cubicasa floor plans but to really just drive this strategy home if I offer photos aerial videography a cinematic listing video and a virtual tour and let's say twilight footage for free to someone then my costs are going to be way higher I have to pay someone editing fees for my photos I have to spend more time editing the aerial videography create a semblance of a story for my listing video I have to use up a matterport space which costs me hosting money every single month when a property isn't sold and I have to drive back to a property to get Twilight footage so there's gas and wear and tear and more time and on the client side they might not even notice the difference in value between the two strategies of your free offerings between what we first went over and just now so there absolutely is a right and wrong way to go about this and the last thing I'll touch on is the final convincing as to why giving away free work is the best strategy and that's because big companies give out free trials and free samples all the time to hook new clients and customers take a moment to think about the last service you subscribed to if they didn't have some sort of free trial period you probably got a little mad and maybe more than a little skeptical about their product or service when a company has confidence that their product or service is good enough to pay for over and over again on a monthly basis like Netflix Hulu all the streaming platforms and then doubly so when it comes to business services this is something like hoot site or you know the 90day free trial for Final Cut Pro on a Mac or the free version of Da Vinci resolve it it inspires great confidence as as a consumer and serves to prove to you that their product is worth subscribing to to use over the long term if it weren't for Final Cut Pros 90-day free trial I would have probably never shelled out the $300 to buy it and now use it as my preferred video editing program and even though I canceled hoot site now because they got to gradi and started charging $1,200 a year for such a simple service I probably would have never started using their service if it weren't for their 30-day free trial that I got if it weren't for matterport having a free base plan that let me scan and host one space with no cost I would have probably tried to find another service offering that did provide that all I'm saying is that the companies that I mention in my examples are worth billions of dollars and in Apple's case literally trillions of dollars and you're a photographer who takes pictures of houses for 150 bucks do you think you're above the business strategies that a $3 trillion company employees to get more Revenue probably not but that's okay do what works this is your business no one else is going to get clients for you the people on Reddit who trashed me because I recommended someone offer free shoots whether they're a new or experienced real estate photographer in order to get new clients aren't going to help you build your business they aren't going to market for you they aren't going to go on shoots for you they are not going to pay your rent they're not going to feed your kids all this stuff at the end of the day you just have to do the thing that gives you the highest chance of success and in my opinion strategically offering free shoots is one of the best ways you can get there quicker than just hoping that you'll get new clients after uploading some pictures on Instagram and wondering where all the
