more equipment than just a camera lens and tripod as the way we get more revenue is by providing additional services to our clients and our businesses and four you need to pay close attention to what IAL about in this video think about what it is I'm teaching you and take action on my recommendations if you decide to if you don't then you'll have wasted your time watching this and oops okay let's jump in your website should be the primary source of your leads your website should be visible meaning it should rank high in the search results for someone in your area searching for Real Estate photography Services if you don't know how to do that look up an SEO course or apply for my coaching program and I can teach you what you need to know about that not only should your website look professional and be visible it should also act as a funnel that converts site visitors into paying clients ultimately booking you for a project for the next listing if it doesn't do that then you're doing something wrong on your pricing p page specifically you might be tempted to list out all the services you provide and have corresponding prices to make it as easy as possible for people to know what you do and how much you charge based on square footage or whatever this is wrong your services and pricing page should showcase your bundled Services which should be three to four options ranging from $ 500ish to $1,200 is or more depending on your Market I do not recommend having pricing for Individual Services anywhere on your website you can advertise only your bundles typically speaking people will choose based on options that are presented to them so if you present them with cheap solutions then they'll pick cheap solutions if you present them with more expensive options then they'll most likely pick between the expensive options creating killer bundle options is just super super important for your business sometimes a realtor just doesn't know the best thing to do when deciding on how to Market a property that they're going to list so they may just go with with safe photos and a floor plan it's still great that you're getting work but if the home was staged then they're wasting their own money so it's up to you as a real estate content professional to recommend the services they'd need for their property's preparation for sale they need a video or a virtual tour but most likely both and when you offer these bundles you'll not only be providing massive value to your clients who feel like they're getting a great deal but you're also going to be increasing your average listing Revenue which means more money in your pocket if you were just doing photos and a floor plan it might mean you're earning somewhere around $275 depending on your Market but with photos video virtual tour a floor plan maybe some drone photos you're now somewhere around $750 to $900 again depending on your pricing market and discounts for choosing a bundled service the first packages you create will most likely evolve with time as you get used to what people like bundling together and frequently adding on if you start with very base level packages but you should do your best to create super valuable bundles from the start where your clients feel they're getting an amazing deal and you're getting a ton of money flowing through to your business for your efforts charging something like only $549 for photos drone pictures a quick vertical walkthrough video and a listing website may seem way too cheap because if you look at all my individual pricing all that would add up to around $750 but in reality I'm only at the property for 45 minutes getting all those materials I'll spend another five minutes preparing the Interiors for my editor 10 minutes editing my own exteriors another 30 minutes editing the one minute highlight reel and literally 2 minutes creating a listing website using HD photohub so that package on client side seems like an absolute steal for $549 but it took me an hour and 32 minutes of actual work to get it done and that's a great hourly rate if you ask me if you want to play around with HD Photo Hub and figure out how to completely free to create an account and you'll actually use HD photohub to deliver all your materials as well so you might as well start now not only that but HD Photo Hub also lets you get paid immediately upon delivery of the materials so no more chasing invoices either I used QuickBooks sending invoices for way too long it was a waste of time the sales ladder okay okay but what about the psychological aspect of bundles like I talked about in the introduction you know how fast food menu options are priced kind of wonky for different sizes like a small number four might be $8.99 but a medium is $2 more at $10.99 but wait a large is only $1 more than a medium at $1.99 why is that well it's a clever bit of subconscious sales psychology and it's called a sales ladder it uses a decoy product to convince someone to spend more money and you can learn a thing or two of your favorite fast food joint for the vast majority of people the average consumer the medium is the first option they look at is he 99 think okay that's reasonable but let me check the small he's $2 less that's not too bad but man it comes with way less food I'm pretty hungry I think I could eat more than a small let's see how much is the large oh it's only a dollar more than the medium okay I'll get that I'll just go with the large do you see the thought process behind that they're hungry so of course they're not going to get the small they might still be hungry afterwards so they look at the medium and the medium size is just the decoy item and the vast majority of the population won't go with a medium because the large is the better value and it's only a dollar more so might as well do it the only purpose of a medium is to facilitate the psychological step up in the sales ladder to subconsciously convince buyers to upgrade to the large again it's only a dollar more so why wouldn't you so now it's time to do it for your business and we're going to do the same thing with your bundles and sure while some clients may want to take a look at just getting your smallest and cheapest package and they might end up going for it they might not be getting a service that they really like to get every time like a virtual tour so they look at your middle package but then they look at the medium package for a moment and they realize that the next best package after that in the funnel isn't that much more than the middle package and it comes with two extra services so they go with that one do you see the value here this makes sense and really it's a really good idea to implement it in your own business if you're unsure of how to create bundles of multiple services that will help you earn more money per listing then boy do I have the perfect thing for you to create your bundles let's go through my service bundle worksheet together which you can find a link to download in the description below once that's downloaded we're going to open it up and take a look at what we have in the first section here you'll notice that there's a giant list of possible services that you can provide in your business and then Little Boxes next to each one where you can input individual prices for that service this worksheet assumes that you've already decided on which Services you want to offer in your business and I've already done the market research to decide on what your pricing will be if you need help with that consider applying for my coaching program and I'll be happy to help any way that I can we look at your competitors your market and so on and so forth so go through all the possible Services you can offer and put a check next to each one that you want to have in your business and then enter the corresponding price in the box next to it after you finish this you'll move on to the next section which is building the bundles themselves you'll see four blank columns and they're currently labeled silver gold most popular and platinum you don't have to keep these names they're just there so we can keep track of which bundle we're building at one specific time in the First Column put at the very minimum photography 2D floor plan and social media highlight reel you can add one or two more services to this but keep it light maybe aerial photos or something like that unless your silver package is going to be at least $750 I wouldn't add like a cinematic listing video or a virtual tour or any other expensive add-ons to this silver level now scroll back up and add all the services you chose and your prices for The Individual Services together and take that total now you'll have to decide on a price for your silver bundle and there's no hard and fast rule about what these should be priced at and whether or not you're going to add a discount for it but for my base bundle individually everything would add up to be $937,500 photos aerial photos a 2d floor plan a virtual tour and a 45 second social media highlight reel you don't have to copy mine exactly and if you're going for a cheaper bundle than my least expensive one you can omit something like the virtual tour if your photos go for 150 floor plan for 100 aeral photos for 15 highlight reel for 100 and that's all you have in the silver bundle then $500 is a fine price to throw at that if you really want to you can knock 50 bucks off the price for an even 450 I like to make it seem a little bit cheaper so I'd round that 450 down to $ 4449 just looks better psychologically in my opinion okay now we have our first bundle complete let's move on to our gold bundle this is going to have all the same Services as The Silver bundle in mostly the same order for cohesiveness on your website and you're going to add one or two more services to it if your silver bundle has a virtual tour in it then in the gold bundle just add a cinematic listing video and some aerial video and maybe a couple hundred to the total package price remember we want to be creating a sales ladder with these so we don't want the gold bundle or medium to be too much more expensive than our silver bundle $200 $300 that's fine else we risk the gold bundle losing its decoy status the purpose of our decoy bundle is to funnel people up to our most popular bundle the money maker our priority bundle once you're happy with the gold bundle it's time to create the most popular bundle which introduces a couple additional services that seem really really valuable but take very little effort to create remember we want to add two or three more additional services to our most popular bundle but not have the price be so much more than the gold bundle mine is only 100 bucks more so we encourage people to move up from gold to most popular in my most popular bundle my marketing bundle I have all the same Services as the other two but I add on a single listing website with a custom URL two virtual Twilight photos front and back of the house individually I charge $75 per Twilight edit and another $199 for a single listing website with a custom domain name but my bundle price only increases $100 over my decoy bundle so it's $10.95 so it goes silver for $77.95 gold for $9.95 most popular for $10.95 keeping that sales ladder intact once you're happy with your most popular bundle it's time to move on to your most expensive option which you'll hardly ever sell but you might every once in a while which would be really really cool my most expensive option is $11,995 for the year that I was born in 1995 it has 14 total services that a buyer gets when they get with this so go crazy with this just add anything you want from the worksheets first page and then make up a random price just remember though you have to be willing to do all this work for the price that you advertise it at just in case someone actually wants to buy it from you so at least put a little bit of thought into it additionally if you want you can create two or three more bundles that will be underneath these main four on your website they can be smaller and include two or three services each for example I have a budget bundle section one that comes with photography a floor plan and aerial photos for $4.49 then I have another one that comes with photog graphy a floor plan and a virtual tour for $5.49 and then a video Centric bundle that comes with photography a listing video and aerial video all for $5.99 so that's an option that you can go with as well that's really all there is to it you've successfully created your service bundles and just in case you didn't infer this information when going over the worksheet these bundles are all base price as well all my bundles are assuming it's for a single family property under 2,000 ft and if someone contacts me for a property between 2,000 to 3,000 ft then I'll add hundred or so dollars to the bundle price and so on and so forth additionally if someone reaches out to me with a multi-unit property then the bundle price gets multiplied by 1.5x if there are two units by 2x if there are three units and they'll get a custom quote if it's four units or more also if someone wants one of these bundles for a short-term rental then that's a higher price as well as it's a different licensing type and the materials will be used for a lot longer than the regular listing for sale window on top of that if someone reaches out to me to get one of these bundles done for a commercial property then that's a custom quote as well last week I had a commercial realtor hired me for my 449 bundle but it was for a property that housed over 500 individual mobile homes so you can bet that was a custom quote that was not a fun job but it was well worth doing and those things will pop up every once in a while if you have any questions regarding these bundles feel free
