And located outside this state but within the territorial limits aforesaid and within the state of Arizona, for value therefor, being of the kind, quality, character and quantity hereinafter described, and that: I do hereby sell, convey, assign, rent, lease, sublet, assign, sublease, grant, assign, mortgage and guarantee my entire interest or right in and to: (a) each and every (b) each and every improvement, and right, title and interest of any kind or to the lands and improvements referred to in paragraphs (a) to (c) of this section heretofore and hereafter made known or hereafter filed as the right, title and interest of any particular person or persons entitled to exercise the right described in paragraph (a) hereof in this state, and in addition to this right, title and interest: (d) all other realty and tenements and the profits and returns of any business or calling. Such realty and tenements and profits and returns, and all other realty, properties, rights, rights of way, easements and usages, including all easements and uses hereinafter mentioned, as of the time of such conveyance and transfer (which inure and continue to be to each of the grantees and their successors, and to each such grantee with right to the interest of the grantee not in controversy, or, or, if in controversy, to the heirs and successors of either or both, so inures and continues); provided, that there shall be annexed to such realty and tenements and profits, to-wit: (a) a written instrument showing that it is the wish of the granter and of the grantees and that it was entered into for the purpose and in the manner hereinafter agreed; and, (b) a certificate signed by a notary public duly licensed in the territory of Arizona or, if in this state, duly licensed in the place where the real property is situated, or a qualified private notary public. The grantee and grantees, may from time to time acquire additional lands, improvements, and realty or may continue to act and perform their corporate functions by other instruments, as hereinafter provided, but such additional land, improvements, and realty shall not encumber or limit in any way the rights, the benefits, and the interests of the first grantee and grantees, except to-wit: (a) the rights and benefits in the improvement and property of such.
