Lease for Storage of Goods Page 1 of 3 Lease for Storage of Goods This lease is hereby entered into by and between , (Name of XYZ Storage, Inc.) a corporation organized and existing under the laws of the state of , (Name of State) with its principal office located at , referred to (Street Address, City, County, State, Zip Code) herein as, Lessor, and , the Lessee, of (Name of Lessee) , as of the day of , (Street Address, City, County, State, Zip Code) 20 . For and in consideration of the mutual covenants contained in this Agreement, and other good and valuable consideration, the parties agree as follows: 1. Lessor hereby leases unto Lessee, Space Number , Size , (number or letter) (e.g., square feet) hereafter sometimes referred to as the Premises to be used as a storage space for storing personal property beginning on the day of , 20 , for a month to month term. Lessee may not, under any circumstances, store explosive, toxic and/or highly flammable or hazardous materials and/or goods. 2. At the date of lease, lessee shall have paid to lessor all monies due to lessor under this lease, including any security deposit made, and all fees, assessments and other charges, including all storage fees paid by lessee. Thereafter, if any charges for storage shall be assessed against lessee, such charges, including costs for said storage space, shall be paid by lessee as rent by lessor. If the space leased is to be used as a store, lessee shall provide to lessor at the time of lease, a separate store receipt card which shall have the following statements: “store's full name of owner" and "store's full address.” 4. Lessor shall keep all property kept, used, brought into his store and any personal property and any merchandise in storage therein at all times in good repair. 5. If it is determined that any property has been misplaced, stolen or damaged while in lessee's possession or possession by lessee, the lessor, at the time of any such determination, shall make return of same to lessee within ten (10) business days of the time of discovery of damage or injury. This lease is further amended if it is determined that any goods have been mistakenly lost or misplaced while in lessee's possession. The lessee shall pay lessor an extra fee of two dollars for each such lost or misplaced piece of property and for each such lost or misplaced portion of merchandise. The lessor, at the time of such additional fee paid by lessee, shall give to lessee a written statement that explains in detail the grounds therefor. 6. A copy of the lease shall be served upon each party in a prescribed manner which shall be binding upon both parties hereto. 7. There shall be no right of entry upon the premises, except for the purpose of inspection as may be reasonably necessary for the purposes stated in this agreement. 8. During the term of this lease, no entry shall be permitted onto the premises by the lessor, nor shall the lessee be permitted to remove for the storage thereof, or to otherwise disturb the leased premises. 9. During the term of this lease, the lessor shall have full and exclusive control over the premises and shall have the right to enter the premises at any reasonable time without an advance or any payment for the right to do so. 10. During the term of this lease, the lessee shall not make any improvements to the premises; provided such improvements are in accordance with the standards of building.
