Payment: 1 - (the purchase price or fair market value) seller hereby waives any other liens or encumbrances against property, including but not limited to any liens, encumbrances, liens for sales commissions, mortgage or other liens, encumbrances, lien for mortgage notes, interest on mortgages, mortgages, rights of way., security interests, judgments or encumbrances, to the full extent of the provisions of the Oklahoma uniform commercial code and the Oklahoma real property acts and all applicable laws and contractual provisions as the same may hereafter be enacted and construed. Seller hereby agrees to pay to buyer all consideration paid or to be paid by it to seller for the property in one or more installments of not more than one hundred ten dollars (110) each, beginning on or after September 17, 2018 and ending on or before December 10, 2018. Seller's obligations to buyer are limited to the sum of the amount of consideration and a reasonable attorney's fee, court costs, appraisal fees, insurance fees, applicable taxes and other liens as may hereafter be enacted and construed, and to the limitation of any and all covenants and conditions of sale herein contained. Seller shall not charge buyer interest on any balance due for more than thirty (30) days after the day upon which the payment is due. 3. Diversionary interest: seller shall, within twenty (20) days after the conclusion of the transaction, give to buyer, in its current corporate or registered agent's name, written notice of the agreement provided for in subsection 1. If after three (3) months, twenty (20) days, or thirty (30) days from the conclusion of the transaction, seller retains possession of the property and the transaction cannot be completed, seller shall take title to the property in good faith. If seller fails to execute any notice to buyer pursuant to clause (3) herein for a period of six (6) months or longer, or fails to take title to the property for any period of one (1) whole months or longer, then seller shall assume all the actions of seller in acquiring and holding title to the property, including but not limited to all liens, encumbrances, liens for sales commissions, mortgage or other liens, encumbrances, lien for mortgage notes, interest on mortgages, mortgages, rights of way.
