Now, therefore, for and in consideration of mutual promises contained herein and for other good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, it is agreed as follow: 1. Termination. The parties agree that in lieu of the original expiration date of _____________________ (date), the Lease shall terminate on __________________ (date), hereinafter called the Termination Date. Prior to the Termination Date, Lessee shall quit the Premises and surrender and return the Premises to Lessor, in broom clean condition. 2. Lease Termination Fee. This payment shall be made to Lessor by __________________ (date). 3. Mutual Release. Termination by lessor. After the expiration of the lease term, lessor shall exercise its option to terminate the lease terms in accordance with the terms hereof, including termination of the tenant and the return of the premises. 5. Liens. Notwithstanding provision under 1. Above, the lessor shall be the sole and exclusive owner of the premises until the lease terminates and the landlord shall not be responsible for costs of cleaning up damages as a result of such lease termination or cleaning up such damaged premises. 6. Payment of termination fees. Notwithstanding clause 5. Above, lessor shall provide monthly rent at the beginning of every month that is equal to the pro rata of the current month's lease termination fee multiplied by the number of months remaining in the current lease term. 7. Receipts. Upon the termination of the lease, lessor shall send to lessee the following items, as the lessor sees fit: the remaining balance of each month's rent the remainder of the remaining month's first month's rent the remainder of the remaining month (, the following month's rent), plus additional payments, if any additional payments may be due upon the failure of the lessor to make any payments under the lease or lease term extensions, and the lessor shall not owe a rent-credit, interest or penalty. Lessor's right to retain any rental space and/or any fixtures, appliances, furnishings, furnishings accessories, or personal property at the termination. The lessor shall have no obligation to take any action to recover possession for lessee, and the lessor may also choose not to take any action to retrieve tenant items that lease terms require to be returned within thirty days following the lease termination. The lessor's rights to possession of the leased premises continue until the lessor receives written notification from lessee that the rental space has been vacated for any reason, or until sixty (60) days after the lease is terminated. This notification shall be delivered to said lessor either: in person or in writing. If by in person, the lessor shall personally deliver the written notification; or, if by personal delivery, lessor shall send the written notification by certified or registered mail. The lessor shall not be held liable for any damages or losses incurred by lessee resulting from the lessee's failure to abide by the terms of the lease until the sixty (60) days after the lease date. 9. Waivers: the lessor shall have no obligation, either directly or indirectly,
