Sixth: It is agreed that this is a surface lease and shall in no way affect the right of the Lessor to lease said property for exploration, development or production of minerals, provided that Lessee shall be compensated for any loss caused by such activities. Lessor and its assigns shall enjoy full ingress to and egress from the property for those purposes. Seventh: Lessee will operate the leased premises in an efficient and husbandlike manner that will conserve the Lessor's property. Eighth: Lessee will keep in good repair all terraces, open ditches, headlands, roads and inlets and outlets of drains, and will preserve all established water courses or ditches and refrain from any operations or practices that injure access or drainage. Ninth: Lessee agrees to surrender possession and occupancy of the leased premises peaceably at termination of this lease.
