The property leased herein shall be used by Lessee solely for the purpose of placing thereon, a mobile home trailer in accordance with all Federal, State and Parish regulations governing the same, and shall be used for no other purposes. 5. Lessee is completely familiar with the condition of the leased property and leases and takes the same as is, and Lessor leases the property to Lessee with no warranties or representations of any kind whatsoever with regard to the condition of the leased property or anything thereon pertaining. 6. Lessee binds and obligates himself to use diligent efforts to patrol the leased property and to prevent trespassing thereon. 7. Lessee shall comply with all laws of the United States, State of Louisiana, and with all ordinances of the Parish of _______ , and with all orders, directives, rules and regulations of any governmental body having or assuming jurisdiction. 8. Lessee binds and obligates himself to indemnify and save and hold harmless the Lessor from and against all claims, demands, damages, liabilities, costs, expenses, actions and causes of action arising out of or resulting from any action of Lessee, their guests, agents, licensees or family under this lease, and/or the exercise by Lessee of any rights granted to them by this lease, and/or failure by Lessee to perform and comply with any of their obligations hereunder or any of the terms or conditions of this lease or any agreements herein made by Lessee. 9. Lessor retains and shall have the right of ingress to and egress from the leased property and the right to go upon and use any and all such portions of the leased property as Lessor sees fit, provided, that such use does not interfere with the use granted Lessee hereunder. l0. Lessor shall pay all taxes against the leased property, but shall not be liable for any taxes imposed upon property put on the leased premises by Lessee. ll. Upon termination of this lease for any cause, Lessee shall peaceably surrender the leased property in the same state and condition as the said property was at the commencement thereof. 12. This lease is made subject to all existing servitudes, easements, rights of way, and rights of any kind presently of record affecting the leased property. 13. The obligations, rights and provisions of this lease shall be binding upon and inure to the benefit of the Lessor, his successors and assigns, and shall be binding and inure to the benefit of the Lessee, their successors or assigns. However, this lease shall not be assigned, transferred or subleased by Lessee without the proper written consent of the Lessor. l4. It is understood and agreed by and between Lessor and Lessee that the mobile home placed on the leased premises by the Lessee shall belong to the Lessee, to be removed at the termination of this lease, and shall not become an immovable by destination. l5.
