1. The buyer agrees to pay the full purchase price of the property, including the seller's commission, fees, taxes, and costs of sale, with interest thereon at the rate specified in sections, 4-11-2 or 4-11-3. 2. If buyer's and seller's commissions or fees would be more than ten percent over commission or fee agreed upon by buyer and seller, (if buyer and seller not residents of Illinois) buyer will pay in addition to the commission or fees, and any other sums due, five percent of the excess over commission or the agreed upon commission or fee, as the case may be. If buyer and seller are residents of Illinois and commission or fees not agreed upon, buyer will pay, in addition to the commission or fees, and all other sums due, five percent of the excess over commission or the agreed upon commission or fee, as the case may be. 3.
