Fill and Sign the Underground Utility and Transformer

UTILITY EASEMENT (Underground Utility and Transformer) STATE: COUNTY: For valuable consideration, the receipt of which is acknowledged, _____ (the “Grantor”), grants and conveys to _____ (the “Company”), whose address is _____, its successors and assigns, an Easement _____ feet in width, and a larger transformer easement area, to const ruct, operate, and maintain underground electric lines and appurtenant facilities on, across, ove r, and under the surface of the lands described as follows (the “Lands”): (Description of Lands) Company is also granted the right to operate, repair, replace, maintain, and remove a ll lines and appurtenant facilities from the Lands; to add to or alter all lines a nd/or facilities at any reasonable time, and to trim or remove any trees or shrubs that, in the judgment of t he Company may interfere with the construction or endanger the operation of all lines and/or facil ities, with access to the Easement and egress from it to permit normal operations of the Company in connection with all lines and/or facilities, and to permit the installati on of the wires, fixtures, conduits, or cables of any other company within the boundaries of this Easement. Grantor shall not erect or construct, or permit to be erected or constructed, any buil ding or other structure or drill any well within the limits of this Easement; nor shall Gra ntor plant or permit to be planted any trees within the limits of the Easement without t he prior written consent of the Company; provided, however, Grantor shall have the right to construct and erect fence s within the limits of the Easement in a manner which will not unreasonably interfere with the Company’s right of access to its lines and/or facilities.
