all right so what I want to do today was kind of like give you guys a um a tour and a walk through of the of the so software itself so that way you know where everything is currently at um but before I do that uh let's start off with any questions uh you guys have for me I'm still fighting with getting a lawyer in Florida and then waiting for that the training material to come down from you and the copies of the documents that you're using in Florida hey which training I'm sorry the Florida yeah I put it in the fast track um Lounge uh last night it's called the real auction online auction software Solutions you see that oh yeah I got you all right so that's the training I actually got help not just in Florida but pretty much in uh any state so okay just to give you guys the heads up with that you can actually pull up the auction calendars so you can actually see when the auction is going to happen and which properties are going up for auction so that way they say that the auction happens on the Wednesday you can go on there on Thursday and actually pull those leads out before anybody else get to them and that's one way you can get ahead of the competition any questions on that all I'm still getting up to speed here um do we need to know that before the auctions happen I thought uh the leads get cleared well this is just Advanced way to to get leads where you don't have to wait for the county okay yep y yep and then Ian you going learn a lot more uh this probably this Saturday during our onboarding uh call so okay yeah I'm planning on having all my the initial training modules done by that by that time so I'll be up to speed hopefully all right awesome um Chris any questions no not as of now you know what we gotta talk about yeah yeah we gonna talk later um Kayon any questions for me uh yeah I I sent you a a document that my lawyer had like made some small adjustments to I I don't know if you had a chance to look at that yeah I looked at it is it cool yeah I mean your lawyer got more experience than me right when it comes to cont yeah I mean he just put all that he put in there was a a non-disclosure and then like a no guarantee Clause yeah that's good yeah you good to go so go the the other question I had was so it were saying if I get a yes you're going to get Michelle on the paperwork should I upload that paperwork to the CRM like to her like in our direct messaging or something so that way she has it ready to go yeah good question so here's um my question followup question to that uh which pieces of paperwork did your attorney say he needs before you send a lead over to him well I told him that I would send the mobile notary out to get the all the paperwork sign that's basically uh on the list okay and then I would just have the the notary send it to him instead of sending it to me okay okay so here's what I'mma do so here here's how the process um this is how I'm drawing out the process right now okay so your VA makes the phone call right if they get a yes okay then what they do is they're going to prepare the paperwork okay and then I'm going have them send the paperwork to you guys so you can verify that the paperwork is filled out correctly right before you decide to send it over to a mobile notary does that make sense yeah because I don't want you guys losing a deal on paperwork because you're going to have to pay the the notary anyway right so it just makes sense that the VA fill out the paperwork they send it over to you then you verify if it's correct and then you contact a Mot notary and pay for the mot notary and send the mot notary out to that residents any questions on that I'm sure to me when it's still a little new to me so I'm trying to grasp it because if we don't do it this way there's gonna be a bunch of back and forth and things could get lost in the shuffle that way okay anyone have any questions on that okay any any uh any questions regards to the slack setup far as where the VA is currently working nope that's that's a that's a good setup for me so can we have meetings through slack because you know me and Isaac starting to have a good rapport so I need I need to talk to him at least once once a week yeah so what you can do is you can always set up a um like a Google meet which is free yeah so you just got to send the Google meet link and then you better to set it up right so U the way my V me and my VA works for every Monday I do a team hub on my VA I set the proper expectations for the week and the goal we trying to accomplish that week right and then every day if they actually have a conversation with someone I have them download that call and put it into my call recording channel right so that way I could go back and listen to those calls and then when I meet up with them I can actually do some coaching with my VA based on what I actually heard on the call itself right and then on Friday um I actually do a training with my VA probably this is me personally I do about a two or three hour training right um with my VA just because I have the time right and and we go through we go through a lot we go through paperwork we go through questions we go through different situations different scenarios and things like that just to keep them on point right because sometimes things come up where they just not prepared for it yet right right so uh tonight you guys gonna see a bunch of videos come through because I'm actually gonna be recording a bunch of videos on like actually filling out the paperwork so the VA has something to follow when that situation come up right sounds good okay all right Charlie yes who is that Ben yes Ben how you doing Ben how you doing did you did you join yet yes I I've been on I was just listening but my uh I haven't had chance to meet my VA yet did you uh I'm not I'm not in Rush yet though but I'm just say yeah I'll sent you an invite for your slack channel for your VA oh okay so you might have to check your email oh the email it's not slack okay yeah I'll sent you a separate uh invite to slack where it's just you and your VA oh okay I'll check my email all right awesome thank you yep uh any other questions for me before I pull up the CRM I haven't got nothing on my ba yet either did you did you get one yet uh we paid for it and then we were going and then we found out we couldn't use them in Pennsylvania because of their new registration laws that they got did you send me the uh the receipt yeah I thought I did I zeld it over to you all right yeah send me a receipt so I can send it so I could get your VA because I didn't get your VA because I didn't get a receipt okay yeah so just send me over a receipt and then I'll get your V started on training so yeah because I know I sent you the invo I just to get a receipt so zerch any questions for me how long until the VA is GNA be starting to do the calls and everything so it's going to take about a week and a half because they have to get trained on three different phas have to get trained on the script they have to get trained on the CRM they have to get trained on filling out paperwork so yeah it's gonna take a little bit now I've also seen all the all the lead that tapped in there but there was no additional info uh did you click inside the lead or did you just go to contacts I tried unless I didn't know where to click yep I'm doing the Train on the CRM tonight oh perfect y okay thank you all right any other questions all right let me share my let me share my screen and then I'll pull it up let's see here all right so conversations this is where you're going to see like unread messages or um Miss phone calls any of that information going to show up in this conversation box under unre red if you want to see recent conversations going to show up on the recent if you click all it's going to show all the conversations that may be happening at the moment all right if you come down here to contacts this is going to show you the the name the phone the email when it was created the last activity and the different tags if you want to see more additional information in here you just have to click columns and then if I come down I say I come down here to Surplus as an example then it's going to show the Surplus amount right okay now another thing too is uh you can you can create different columns based on what you see here now if you want to add additional if you want to add additional columns here and you just come down here to settings you come down here to custom fields and then where it says add a custom field you better add a new custom field so right now we have different ones in here for like owner two relative phone type if it's wireless or landline mail and address information um opening bid winning bid Surplus amount auction date auction stylist different judgments uh lean amounts um if there's mortgage information you can put that information in here sale type if you have a link to a document you could put that in here as well so if I click inside this lead couple things here right here is where I can create different tasks so if I want my VA to follow up I give it a title a description then I can assign it to that individual who I want that task to go to want to document the account just click here on notes and then over here this is where you gonna find the basic contact information if you want to add add additional tags to that lead so it helps you identify that lead then you can just start typing in so if I type in follow then tag is already in here so if I want to choose this one I could choose that one and it'll automatically attached to that lead um if this lead is being a a-hole right and you want to put them on the DND D all you have to do is check this box and it would put them on the DND D where we won't be able to reach out to them anymore under general information so where this business name here I also like to put the street address because when I click on related contacts here there going to be more than one contact link to that property but as you can see it's the same person but the phone number is different right so you may see a duplicate name but the phone number is different so that way if we reach this person and it may be the wrong number you can come back and try this person now if this is the right person then what we can do here is just select them all and we can merge those two contacts until one all right under additional information is where you're going to find majority of the information so as you can see there's a lot of boxes here but if you click this box it's going to automatically just show you the boxes where information is currently at okay so I'm G pause for a second any questions so far on this okay now opportunities this is your pipeline so you have income and call and daily call is so whenever someone calls back in the system they automatically get placed in this stage right here called incoming call I have it set up that way so that way if you want to go work your uh incoming calls or you want the VA to work the incoming calls they just come the opportuni and they can see the leads that call back in the system that they need to call back all right hot leads warm leads um fee agreement sent to client fee agreement receive sent to lawyer followup uh not interested may be someone you you reach the right person but for some reason they not ready to move forward or anything like that um or they may hang up on you I put those people and they're not interested and try to touch them at least once a week right and then Clos deal goals here right now if you guys want to um send Text Blast right only thing you have to do is you select right now I select 20 leads but I say I want to select 40 I could select my 40 leads from here I could click here send a message and then I could type my message in here or I could choose one of these templates here so if I I choose this template it's automatically goingon to fill that information in there for me and I can decide if I want to send that text message to all of them at once do I want to schedule it out or do I actually want to put it in a drip mode where um it send it sends to 10 of them like I say every hour or every 20 minutes or or once a day right and you can do the same thing for email here it's the same process I just choose one of these email templates here and then it'll automatically uh send that information out to that person okay now if you guys want to learn more about the platform itself you come down here to training videos and then you just choose let's say you want to know more about the CRM you just click here and then there's a bunch of tutorial videos walking you through how to use those specific features if I come to report in here right now what I have um your VA doing is they will actually choose their their name and then they'll choose the date they made calls and then I have them exporting that entire report out and then they add it in slack in the end of day report Channel another thing I have them doing is going to filters for duration I typically have do 30 seconds and then they hit update filters and then this will actually show conversations where it was 30 seconds or more so then they can download those call recordings and put those in the slack channel for you as well okay under agent reporting this is where you can come down here and see the activity far as what your what Your VA is is currently doing and then you'll be able to see okay hey I'm not seeing you making any call so then you know you can use this report to talk to them about it okay any questions so far all right now last thing I'm going Rec so the system does not allow you to take incoming calls so if you have a Google Voice which you can get for free what I recommend is having calls forward to the Google voice and just make sure you have like a your company voicemail on that Google Voice but even though the calls are getting forward to your Google Voice they still going to show up in conversations here and they also still going to show up under the incoming call stage so what I encourage your vas to do is have one window like this and then I encourage them have another window open like this and this is and this window is strictly for conversations so that way can tole back and forth and see okay when an incoming call come in that they miss then they can call that lead right back okay and that's pretty much big picture of of the um the based on what you guys are trying to get done so another thing here is once we have a a lot more leads like in in the system for you here's how this workflow um this is how the automation works okay so the way the automation work is we put all the these into like a power dialer sequence once that happens then the first time around they choose like okay this the first time around us cold calling that lead and then the system will automatically send out a text and email on automation right but the reason I don't have them doing this right now because I mean 100 leads like they gonna get through those like like that right if they using the power dialer so since there's only 100 leads what I've been having them do is work each each lead individually until we able to get more leads in the platform for for you guys okay any questions on the platform any questions on the CRM so if we get a phone number but it's a landline how does that work with text messaging and all this yep so the system will actually tell you that hey we can't send a SM M that's a l line is there like a um unchecked Mark or something like that on that profile so it doesn't get triggered again right so the way the automation work is um I have the system check if the phone type is Wireless or landline okay if it's wireless then it goes down this path where it send a text message and the email if it's not wireless then it's just a land line then the system will only send an email if there's an email on the wow okay thank you yep and the same thing goes for a client good question uh any other questions on the platform itself all right Calvin I know you just joined so I just want to let you know we uh we are giving you a free extra week week free and your VA be ready to take calls this coming Monday all right any other questions for me any questions on the platform any questions in general I'm still in the process of getting all these things downloaded and I getting my slack up and running so this platform is something I would download or is a link accessible to me for an online you should um I believe our operation manager gave you access to it in the on on board an email so okay Y and then this weekend we can go through it too and make sure you got everything so very good thank you Charlie um I listened to the two training sessions you posted online on slack and I didn't see my VA in any of the trainings that's that's from last week so those videos were from last week yeah that was from last week okay hey Charlie yes who's that Ben yes Ben yeah can I jump on this Saturday with you and um is it Kyle yeah absolutely it's open to whoever want to hop on okay cool yep or do I need an email or do I just jump on the same phone number uh I believe an email should have been sent to you but I could double check that for you so okay okay all right go ahead Barry U I'm still struggling with the legal the legal side down there in Florida all right so uh how many conted a bunch like 15 different lawyers and they um we either getting they're not interested because they're getting 50 or 60 of these calls a week or they're uh or they're just not familiar with the process at all and that's kind of where we're getting hung that all right so um just a FYI right when I found my attorney in Florida I made 70 calls and sent out 100 emails before I found the lawyer so it may it may just take a little bit more volume for you to find someone to actually understand the business model OKAY on on the lawyer specific to the counties that you'll be working in so how can can you get a lawyer without knowing what counties you're going to be working in no the lawyers the lawyers we're looking at are Statewide for doing State results instead of County specific there's some of them that list they only service in certain counties but we've been specifically targeting Statewide lawyers so that we can work anywhere in the state oh okay are you look are you still looking for an attorney two Calvin or you have one no I haven't started looking for one yet okay um who's here still having a challenge far as finding leads and where to get those leads skip traced yeah that's the question I had for you it was the it was the volume my VA says he keeps running out of leads I'm like well I don't want it to be my fault that he's hung up so we need a faster way to get this done all right so what are you currently using right now for skip tracing so the locate plus that you uh that you you have them right yes yes okay so um I believe with low plus they will allow you to add a VA on there I think you just have to reach out to them and then only thing you would probably have to do is give that VA a training on how to to use the platform to skip trades for you got you right that was good to me because especially with the auction site thing that you gave is that I'm using I can use that that same method appreciate that yeah no problem man no problem yeah I I signed up for tax result tax sale results uhhuh and you know I did I looked in my two states and I want to change one of the states because Pennsylvania only allows 15% they just changed that you know it used to be more than that yeah yeah and I haven't checked Ohio yet but there aren't a lot of results in Maryland there are there they're not they're not I mean I went through I went through all of the top counties all of the counties actually and you know Maryland the rule is is you know they have 24 months to redeem and then they have 12 months to get the or Surplus ons but a lot of the leads were you know back in 2010 15 and ' 08 and I don't know why they would still be on the list if there if the people aren't entitled to the surpluses well let's do this because I want to help you guys out so I'm going to pull up that auction um calendar so I think it I think it's going to help a lot so give me one sec let me pull it up laer oh and I was using I tried neighborhood as my skip Trac and it's pretty thorough do they have a a batch option or is it all oneto one I was just doing it oneto one I didn't see if they had a batch option okay so I because they only give you a hundred for $26 but go so I use a company called bail link because they have a batch option right so that's why I use them here so um and for like for an example I got 28 done and I think it cost me like less than a dollar or something like that but they have they have they have a really badge option and all my deals I got in the last three months I've been using Bell's link for skip tracing so can you put that in this slack well there it is put this in yeah I put this oh it's already in there yeah it's already in there where is it it's in the main I think I put it in the main Fast Track Lounge I didn't see that one I saw tax sales results another tax something then I saw the two auction sites and I no I had sent this to Chris yep already signed up there you in there but yeah that's what I use because I can upload my leads and then done right then they email me letting me know when it's done but I only upload it once I don't have to do any manual manual work so okay so for an example you you was talking about Maryland right so let's pull up Merlin here see if they got Pennsylvania I don't know if they have Merlin on here oh got [Music] Texas you're in Ohio right um yeah okay so for an example let's say I want to do Ashlin County right if I click here it's actually gonna show me the next auction for that County right so like auctions gonna happen here so if I come in here on the 24th I'll be able to see the results of this auction right and then if I want to jump to another County in that specific State I just choose whatever County I want right here so I say I want to do Maran click here and then I can see the auction date for Maran it's gonna let me know all the properties right now that that's gonna set for auction for that day and then and are and are these tax sales or mortgag foreclosures so um I believe I believe it's a balance of both um I think you would just have to do do more research to identify if it's going to be a tax or mortgage right so do are are there a different forms for mortgage and tax or they the same form they the same but majority of the time with mortgage um going to you're going to need some type of attorney yeah yeah right now another thing too on here is let's say you want to pull up this information um far as like the like the um like the the record or anything like that you can click here to do record search right so let's say you have a case you want to pull up right you could just click on record search for this County and then you just put in the case number and your bet pull up that information right there on the spot right or they say that you want to do a clerk of court search too see all these websites are different so that's for payment that's for state unclaimed funds but I just want to give you guys an example of like you could find leads here but also you have all these links here far as what you actually need to be able to verify information does that make sense yeah and you're putting that that's the same auction site you put in before or is that a different yeah I put this in last night and I also put a video in there to go with it so okay all right any other questions for me are the the workflows and everything in the CRM I saw a bunch of that stuff was already populated in there uh when the ba goes do we got to build all the workflows for them still or no I built that I built it all out for you guys already that's what I thought I just didn't know how they were activated or linked because we were trying to get started on some of them but wasn't really sure how to how to initiate the workflows yeah so let me pull that up for you with me so we went we went in I put myself in as one of the leads as a as a test so this is how workflows work um so let say I select this lead you see this this right here I put my mouse over here it says add to workflow yeah and I click that I hit okay now I could choose whichever workflow I want to do so right now what I have the vas doing once there's more than 100 leavs I have them putting all the leads into the power dialer then they can start powering through those contacts but then what happens is if no one answer the phone when the VA select first round the system automatically send out a text and email depending on if that phone is Wireless or landline and also depending on if they have an email on their profile or not okay I got yeah that side got I was talking about with the with the contracts and getting them to where they go so yes so when it comes to contracts um the VA is going to prepare the contracts but once they prepare the contracts they're going to email those contracts over to you for you to verify and make sure everything is correct once you verify everything is correct then you gonna want to call and get a m notary since you're the one to have to pay for it so it doesn't make sense for the VA to be going back and forth with you right right it just makes sense if you they call they text a email they get a yes they prepare the paperwork email it over to you right you verify you get the notary you send the paperwork to the notary the noty take it to the home get everything signed send it back to you and then you can just make sure it gets to the county gotcha I think but once you get your first yes right just let me know and like like I I'm G help you do this you know so yeah but I got I still got to get a lawyer cuz we're we've been digging into all the lead list stuff getting the Excel populated for the lead list for Florida to to get enough leads in there to run the system at full you know at full boore but then having and then but then having the person to send them leads too it's like okay well so we're we're completely ready on that side but we're still waiting on legal because I can't if I don't have anybody to send it to it's doesn't do any good right right that makes sense now another thing you can do is um if you uh if you find some closed cases in Florida you can actually look and see who's the attorney closing those cases and try reaching out to them that way at least you know they know the business and see if they taking on any new clients so okay does that make sense or not really where can I find those you where where can you find closed cases yeah so you can pull up some uh if you pull up some old auction um so if you go that if you go to that website I showed you I would probably go back three or six months ago and probably pull some old leads and try to and try to find those take the case number look for that um case number in the records and if you see that it been claimed where you can actually um find that attorney yeah on that real auction sh site when you pull up some of them and go through them it'll have there was Lawyers information listed in there so it was like will will will Mr Mr and Mrs William parish and the DBA associate for whatever it was for group was listed also on the affat get pictures of all the aate paperwork yeah this such a unique um industry where it's not many attorneys even know this yeah have to go through so many emails and calls before you can find one all right any other questions for me what do you think's a um good state to start with or maybe it's an easier jumping off point sounds like there's legal issues happening in Florida um gu what would be your advice for me getting started here yeah I mean I always recommend the recommended States but if you plan to get an attorney I mean I think you could go to any any state you want to go to you just want to make sure that um you can charge what you like you can charge a good amount right like Pennsylvania used to be 30 40% they cut that all the way down to 15% now and you have to register yourself now so well not just so not just you you can't register your entity either it's every every single individual that does any business conduct of skip tracing in Pennsylvania has to register so like I have to register both my partners have to register and then if I have a VA working with us in Pennsylvania the VA also has to register with the state of Pennsylvania y yeah I'll just pick a whole new state yeah that's what I'm going to do pick another state yeah that's too much work for me so right and it takes 60 days to get any registration on the deal yeah you can look at Oklahoma I don't hear many people going into Oklahoma much um what's another one um Hawaii I don't hear many people going into Hawaii um was another North Carolina North Carolina and Georgia South Carolina's good Georgia's good right I probably like if I was doing this all over I would like research every state that has like foreclosures on a monthly basis so that way I never have a lead flow problem that's helpful thank you does that make sense yeah yeah if I was doing this if I if I if
