Junk removal invoice template for Facilities

what's going on everyone so i wanted to kind of do this like recap of how i've been pushing for my marketing and trying to get my company name out there a little bit more heading into this summer because i was anticipating based on the beginning of this year how much busier it was than the first year i was anticipating on the summer being a relatively good season and i spent the spring marketing to certain places making sure my seo my website was up to today updating on google my business stuff like that to make sure that when summer came i could take advantage of the busyness and actually pull in some revenue which i did july was actually my busiest well july was my highest grossing month i've had since i opened business which was about ten thousand dollars now for some bigger guys that may not be a lot for me that was a good amount of money and i did that as the only employee for the company i only had to use another employee one time sorry not even employ a contract i'll help one time and it was for the big office job i had a couple weeks ago and that was more for a time related issue because it was heading into the evening versus actually needing his help so if you've seen some of my other videos talking about like you know moving junk removal by yourself then you'll see that i utilize a lot of my tools like mattress bars to carry mattresses or table tops or big large flat pieces i use my hand trucks i use my dollies i use all these different tools to kind of not only make things a little bit easier but doable right it'd be kind of hard to carry a real thick heavy king sized mattress down an apartment hallway by myself without like no dragging it and having a flip-flop back and forth in the hallway which if you're in assisted living you're not gonna be able to do that because there's constantly people walking and if you're an apartment building someone else sees you they may think oh he's struggling you know impressive or they might think it's kind of embarrassing so either way they're the tools i use i gathered experience and knowledge as a mover and i use them to not only make things easier but to actually be able to complete these jobs by myself without having to pay someone else for profit now i do intend on hiring you know employees going into next year just to kind of take the labor load off myself so not to say that like oh you know do this for the rest of your life by yourself because you can i'm just saying that my i'm still in my you know two two and a half year phase where i'm just trying to get settled and trying to do as much as i can on my own without having to rely on other people and to where without having to fork out profit if i don't need to so this summer was pretty good my may was busy my july was or my june was busy my july was my busiest august is going well so far and the steps i kind of took was as soon as january hit i started advertising everywhere so if you've seen my videos before you know i advertise to apartment buildings i advertise for assisted livings which i'm actually at right now and i sorry organizer text me apartment buildings assisted livings i'll go to real estate offices i'll go to storage units um and those are things i do pretty much every quarter now something i've really been pushing for this year was assisted livings and i'll go buy them i'll map them out by each city right so these are all crossroads of my city for each city in my county and i'll mark down where they are and then i'll make up these rate cards that have all my pricing on them and i usually do like a 10 discount for like any resident who uses me just to kind of help a little bit initiative and then i'll also bring those by assisted living or sorry apartment buildings as well to give to the actual property manager because they may want to hire me out to clean up the excessive items around their bulk dumpsters or maybe they have an eviction or someone leaves and leaves them crap behind and maintain us how to deal with it but maybe they're busy either way the city comes and charges to pick stuff up anyways so a lot of times they'll open they're open to using a junk removal service to come and just kind of do it all at once so i really pushed for those and i just basically went by city by city so in my county i operate in like five or six cities so i just went by each city every week and i went by you know ten fifteen different buildings and did the same thing i'm asking to leave cards or flowers behind for the residents maybe they have move-ins they have move outs leave it down the lobby or i'm asking for a vendor position now the main thing that i found that keeps me back from vendor positions is insurance i have insurance i have good insurance but as of 2022 a lot of places in south florida and florida in general but in south florida they had an increase in their demand for insurance and it's like a crazy number like your typical insurance is like a 2 million for your general liability it's 4 million in some of these places which is a lot of extra money so um i got enough to operate in the majority of buildings but i'm not touching the 4 million market unless i have to um and then for assisted livings from the ones i've worked in recently they either get me to do a w-9 so they can just send me out checks and they'll just charge the families themselves and i'm sure they're getting a service-y profit on their end or they have me just deal with the families directly and i never even have to contact the building i just have to go check in do the job call the customer usually it's you know the children of the parent who pass away and i just do payment with them over the phone or sometimes they meet me here and you know would do it in person but that's been a huge thing i've been pushing for recently has been paying off i'm already tied in with four different assisted livings in my area and i have another one i'm going to tomorrow for the first time to do a job i met with them last week and the manager was asking me about all kinds of different services that i could provide so obviously that's a good sign and then you know real estate offices i'll go buy with some cards and flyers and ask them to leave it behind say you know i'm a local small business looking to you know maybe help service your clients when they have these specific needs and then i go by storage units and ask them if i can leave cards and flyers behind it's kind of 5050 whether they do or not or ask for a vendor position i haven't had much luck down here because they don't pay very well but it is something to consider and then this year i started doing yard signs so i got you can kind of see the stakes down there i'll get uh signs made from uz marketing and it'll have my uh business name at the top big bowl lettuce junk removal i have it down that says furniture appliances clean out and then my phone number across the bottom in the banner and i put those around storage units because they tend to stay up for a while i'll put them around busy plazas like targets or walmarts gas stations i haven't done intersections yet that's my new my uh next batch i'm getting in but that's just a way just to expose yourself a little bit more so people are driving by you know they think huh i may need that they see the number they call you know i used to think it like was kind of like a tacky thing to do and i know like professional companies do it as well but i gave it a shot and i got some business off of it you know i did a big uh storage unit job off of one i had near a public storage so i mean if i were to take just that money alone that pays for the signs like seven times over so the other thing i did was i haven't been doing consistently but i do a craigslist ad it's like five bucks a month obviously after you know a week it's going to be down the list and people aren't going to see it so if you want to stay up to date you'd want to do it every week or something i know some people do it every day i'm not spending 150 a month on craigslist but the first round i did it i put my phone number and got a bunch of spam the second time i did it i put my website and said to inquire through there for free estimate and in this ad and you'll get you know x amount off of your first service and through that i've gotten a couple of calls about it and i have one person but he's kind of scheduled for later on in the month so and that's only been up for a couple of days so that's another way um i did do a couple of um i guess you can call them ads with uh some of the cities on instagram so a city near me is west palm beach and there's someone that runs that page and they will like you send them over three different pictures a quick description of what you do and they'll post you on their page for about two to three days at a time plus stories for like 25 bucks and i got a call off of that you know it was easy plus you get a couple of followers on instagram it makes you look a little bit more legitimate um and then the other thing i've been doing is pushing for reviews reviews are very hit or miss i used to think that going into this as a small business because you'd be so much more personal and handling things directly that reviews would be so much easier to attain people still don't want to leave them i can have fantastic like positive feedback the whole time afterwards they'll even text me after they get my thank you card in the mail they're super happy and they still won't leave a review and i know they have a google account because they have a gmail that i sent the invoice to say came and tell me you don't have a google account but i digress the point is is that i spent the first five months of the year really pushing for marketing to kind of help get my name out there so that when summer came i wasn't just like you know a random fishing notion that people are picking out i have a little bit of credibility to my name and i've had a lot of repeat business and referrals from realtors i work with an organizer that's the other thing i googled organizers in my area and sent them all a direct email like individually and said hey so-and-so and i'd like to work with you blah blah blah and i've worked with two of them one of them i've had repeat like repetitive business with and she's even gotten me side jobs or doing like moving deliveries and stuff and then the last thing i really pushed for was my google seo so search engine optimization obviously you could pay google to have your website ranked on the first page that's not cheap and the people that are going to be first are going to be the big companies like 1-800 got junk junk king junk boss j-dog all those guys and guess what they're paying thousands of dollars a month to do that i'm not paying thousands of dollars a month to do that um but what i have found is especially compared to last year the amount of people i've gotten that have found me through google is probably about 25 to 30 percent so every job i do i ask people how did you hear about me and in the beginning of the year actually in january through march i would say about a third of my jobs or people who found me through google which to me was kind of surprising because it's really hard to rank up there and what i've kind of found recently is com some of like the key notes to do to kind of help boost your seo obviously you can pay to have things done but update your business uh profile on google like regularly so i used to just like throw in some extra pictures like every month and now what i try to do is every time i take a picture like i have a mattress back here every time i take a picture within that day i'm uploading it to instagram and i'm sharing it to my facebook page something i try to keep in the habit of is when i do that i also upload it to my google my business and i just throw a little caption on there it'll say you know mattress removal and lake worth florida with the zip code next to it so that when other people go to look at it they not only see that i'm active but they can see oh he works in lake worth and google sees that as oh they're keeping their business up to date they're actually you know being active with it and you're more likely to get pushed out because of that not to mention you can drive more business to your website which by the way everything you post include your website if you notice every youtube channel i post my website's in my about me every time i post something on instagram or facebook my little like prompt that i just copy and paste has my website in there um and every bio i have for every social platform it has my website on my business card as my website all my flyers it has my website because the more people that go to visit your website the more attraction it picks up and google sees that as oh this is a popular website and they're more likely to push it out into the search engine and then the other thing is on your website when you have your images you can click on your image and go to your image description now i have learned this from a couple of different professionals recently and i had it wrong the whole time so i saw from a few different companies and pages that they'll just they'll list out let's say they have a picture of a mattress they'll put in uh you know drunk removal comma junk pickup comma uh boynton beach pickup comma mattress removal comma and they're just listing out all these things and filling in the characters that's one way to do it but what i've kind of found through a few professionals i've kind of met over the last few months for web designs is the better thing to do is to just list what that photo is in detail and use it as an actual description the whole point of it is it's an alternative description of your image so say someone pulls up your website and your image doesn't load that description is gonna show so now if you just put down you know 25 different zip codes then someone who's looking at this picture who's supposed to be a mattress removal it's just going to see a bunch of numbers and they're not going to know what the hell it is so what you want to do is write uh you know mattress removal from so-and-so city and then you can throw the zip code after it and the better thing about that too is google the actual like database of google will recognize what that image is and have a better understanding of how to apply that when people google search images so if i look up junk removal near me or mattress disposal near me and you go to click on images and it shows you all those different mattresses and the junk companies and all this stuff you're more likely to have your image put in there versus just having a bunch of commas with you know every single possible junk term out there so that's something i've kind of learned and since i've done that i feel like my google has gotten a little better with people referring me there i've seen a rise in my my views every month between doing the seo for the alternative images and then also for updating my google my business frequently so i think that's about everything um the other thing too is as far as finances go i am only really spending money for stuff that can be used for the business so someone just yelled so obviously i bought the trailer this year i got the truck that i'm currently in you know these are all things that are investing myself back into my business so i can create more money with it i can do more jobs i could be a little bit more profitable using like the u-hauls um you know i'm buying certain equipment like i bought that gorilla cart that's been a tremendous help on a lot of jobs especially construction debris related um you know i bought the mattress bars last year during the winter because it's just something i've been putting out forever and i finally got them and guess what it makes taking mattresses out a lot easier and doable um you know i bought the marketing signs i'll i'll purchase you know marketing related items or something that i help use to help exploit my business a bit more so as far as finances go everything that i'm doing is being used to help me grow i'm not just spending money on useless things um you know i'm not going out for lunch every day and spending 40 50 bucks at a time and just trying to write it off so everything is with a purpose and i feel like that kind of helps me financially with making sure that you know i always have money in the bank and i'm able to withdraw my member draws appropriately without having to worry about huh well i don't have any money because this is my only income now but the business doesn't have any money either so i'm kind of screwed so these are things i found super helpful and i'll continue them for next year and i'll probably push even more and try to find more creative ways of marketing and trying to build better connections but hopefully something easier and this uh video kind of helps you maybe there's something in there you didn't quite realize and if you're starting out like me comment down below and let me know if you're not a franchise but you're a little bit bigger you've built yourself up comment down let me know and i'll go check out your channel so hopefully i can learn stuff as well but that is it for me i'm going to go do my marketing for my assisted livings now and i will see you when i do another job bye
