Assignor of mortgage -------- (a) the assignment of a mortgage is a transaction whereby the assignor or the assignee of the original mortgage assigns his or her interest in the property to a lender, and the lender then transfers or conveys the whole mortgage. (b) as used in this section, “assignor" means a person the assignment of a mortgage is being made to, if, after notice to and the opportunity for hearing from a mortgagee, the property is transferred to the assignor, and “assignee of the original mortgage" means the holder of the original mortgage. (c) in the case of a mortgage, the assignor or the assignee of the original mortgage is not a mortgagee in the ordinary sense, but a transferee, and the assignor or the assignee has not the right to enforce the mortgage for the assignee under the mortgage. (d) this section does not affect any rights of a tenant under a mortgage or deed of trust. In such instances, a new mortgage may be issued for the tenant. However, if the tenant is no longer obligated under a valid mortgage, the tenant may recent the property. If the tenant no longer has any property, the tenant may be evicted, with or without cause, at the landlord's option. (e) on application by a mortgagee or other person, the county assessor or other authority having authority to make assessments of the property may certify the assignment of the property as an involuntary foreclosure and the lien of the property as an involuntary mortgage. The certified assignment is evidence of all the things required to establish the assignment as an involuntary foreclosure in the following order of priority: (i) the assignment of the property to a person other than the assignor is prima facie evidence that it was the mortgagee or assignor to whom the original mortgage was given that assigned the mortgage or to whom the assignment was made that it was done as a result of an assignment made by the mortgagee or assignee of the original mortgage. (ii) the assignment of the property, after notice and hearing to and, if requested by the mortgagee or other person, an opportunity for trial, is prima facie evidence of the foreclosure of the lien of the property (the assign
