Rules and Regulations for Tenants of Office Space The following rules and regulations as well as the rules and regulations that may be in the future adopted by Lessor for the safety, care, and cleanliness of the premises, and the preservation of the premises, are made a part of the attached lease. Lessee agrees to obey all the rules and regulations contained in or that may be added to these rules and regulations. I. Common Areas Lessee and the employees or patrons of Lessee shall not loiter in the entrances or corridors, or in any way obstruct the sidewalks, entry passages, halls, stairways, or elevators and shall use these common areas only as means of passage to and from the respective offices. II. Obstructed Light Doors, windows, glass doors, and skylights that reflect or admit light into the halls or other common areas of the building shall not be covered or obstructed. III. Toilets The toilets and urinals shall not be used for any purposes other than those for which they were constructed, and no rubbish or other substance of any kind shall be thrown into them. IV. Waste and Excessive Water Usage Waste and excessive or unusual use of water shall not be allowed. V. Walls Lessee shall not mark, paint, drive nails into, or screw or drill into, or in any way deface, the walls, ceilings, partitions, floors, wood, stone, or ironwork. The expense of repairing any damage or caused by any interruption of operations resulting from the violation of this rule shall be borne by any Lessee who caused it. VI. Signs No sign, advertisement, or notice shall be inscribed, painted, or fixed to any part of the building, except one of such color, size, and style, and in such place as may be designated by Lessor. All signs on doors or window glass will be painted for Lessee by Lessor, but the cost of the painting shall be paid by Lessee. VII. Electrical Wiring Electric, telecommunications, and computer network wiring shall be routed into the premises and connected as directed by Lessor and no boring or cutting for wires will be allowed except with the consent of Lessor. The location of telephones, call boxes, and other communication equipment shall be prescribed by Lessor, after consultation with Lessee. VIII. Weight Limitations Lessor shall prescribe the weight and size of all large furniture or other large personal property brought into the building, the positioning of any equipment weighing more than (number) pounds, and the times of moving such property into and out of the building. All moving must be done under the supervision of Lessor. Lessor will not be responsible for any loss or damage to any property from any cause; all damage done to the building by moving any of Lessee's property into or out of the building shall be repaired at the expense of Lessee. IX. Locks Lessee shall not place any additional locks on any door in the building without the prior written consent of Lessor. ______ (Number) keys will be furnished by Lessor for each lock in the leased premises. Additional keys must be obtained from Lessor and a deposit of $_____________ for each additional key will be required. All keys must be surrendered to Lessor on termination of the tenancy. X. Janitorial Service Lessor provides janitor service for the entire building. Lessee may use such service or may, with the prior written consent of Lessor, employ other janitors. Lessor shall not be responsible for any loss of or damage to property of Lessee or its employees caused by personnel of the janitor service. XI. Disruptive Behavior Lessee and its employees shall not create or permit unreasonably loud or distracting noises in the building or otherwise disturb or interfere with other tenants, throw anything out of windows or doors, place anything on window sills, or bring into or keep within the building any bicycle, motorcycle, or other vehicle, or any animal. XII. Freight All freight must be moved into and out of the building under the supervision of Lessor and according to such regulations as may be posted in the office of the building, but Lessor will not be responsible for loss of or damage to such freight from any cause. XIII. Employees of Lessor All requests to Lessor must be made at Lessor's office in the building. Employees of Lessor shall not perform any work or do anything outside of their regular duties unless under special instructions from the building office. All work required of Lessor's employees should be initiated through the office. No employee of Lessor shall admit any person, Lessee or otherwise, to any office in the building without instructions from Lessor's office in the building. XIV. Window Coverings One Venetian blind is furnished for each window by Lessor, and any additional window shade or covering desired by Lessee shall be installed at Lessee's expense and must be of such uniform shape, color, material, and style as may be prescribed by Lessor. No awnings will be allowed on the outer surfaces of the building. XV. Business Names Lessee shall not use the name __________________ ( name of Lessor) , or any like phrases, as part of the name of any business or occupation carried on in the premises. XVI. Security Personnel At any time while the building is in the charge of a security guard, any person entering or leaving the building may be questioned by a security guard as to the person's business in the building. Anyone not satisfying the guard of his or her right to enter the building may be excluded. XVII. Soliciting Canvassing, peddling, or soliciting on the premises is prohibited. It is the duty of Lessee to exercise all due effort to discourage this activity. XVIII. Theft Lessee assumes all risks from theft or vandalism to the Premises and agrees to keep the Premises locked as may be required. XIX. Lessee shall comply with all safety, fire protection and evacuation regulations established by Lessor or any applicable governmental agency. XX. Lessor reserves the right to waive any one of these rules or regulations, and/or as to any particular Lessee, and any such waiver shall not constitute a waiver of any other rule or regulation or any subsequent application thereof to such Lessee. XXI. Lessor reserves the right to make such other and further rules and regulations as in Lessor's judgment may be necessary for the safety and cleanliness of, and for the preservation of good order in, the building.
