In the event that Lessee wishes to terminate this lease before ______ ___ , 20 ___ , he shall agree to provide Lessor with thirty days notice prior to date of termination to avoid any penalties. Lessee shall not use any portion of the leased premises for any purpose that is unlawful or in violation of any zoning ordinances, or any other laws, nor for any purpose that tends to injure or depreciate the property or create a nuisance. Lessee shall keep all grass cut and will not allow any abandoned vehicles or trash to be stored on the premises. Lessee shall maintain appropriate refuse containers as required by the garbage service of Lessee = s choice and to store these containers out of sight of the road. Violation of any portion of this paragraph shall effect immediate cancellation of this lease at the option of Lessor. All obligations of Lessee are joint, several and insolido, and in case an attorney is employed to protect any rights of the Lessor hereunder, Lessee shall pay a reasonable attorney's fee. Should the premises be abandoned by Lessee or should Lessee commence the removal of furniture or any substantial portion of the personality in said premises to the detriment of Lessor's lien, then the rent for the unexpired term, with attorney's fees, shall immediately become due, and Lessor, at his option, may cancel the lease or re-enter and let the premises for such price or on such terms as may be immediately obtainable, and apply the net amount realized to the amount due by Lessee. Should Lessee be unable to obtain occupancy of the leased premises on the date hereinabove fixed for the commencement of this lease due to causes beyond control of Lessor, this lease shall not be affected thereby, but Lessee shall owe rent beginning only with the day on which Lessee can obtain possession. Should the property be destroyed or materially damaged so as to render it wholly unfit for occupancy by fire or other unforeseen event not due to any fault or neglect of Lessee, the Lessee shall be entitled to a credit for the unexpired term of this lease. Lessee shall not make any additions or alterations to the premises without written permission of the Lessor. However, Lessor or his employees shall have the right to enter the premises for the purpose of making repairs necessary for the preservation of the property. Any additions made to the property by the Lessee shall become the property of Lessor at the termination of this lease. Nothing shall be placed or done upon the premises by Lessee which will cause forfeiture of any insurance. Should any additional or alteration made by the Lessee cause any increase in the insurance rate on the premises, Lessee agrees to pay such increase in addition to the agreed rental In the event that the Lessee introduces or alters in any way any utility service on the premises, he shall comply in every respect, without expense to Lessor, with all rules and regulations of the Louisiana Fire Prevention Bureau and all other state and municipal regulatory agencies. Lessor warrants that the leased premises are in good condition. Lessee accepts them in such condition and agrees to keep them in such condition during the term of the lease at his expense and to return them to Lessor in the same condition at the termination of the lease, normal decay, wear and tear excepted. Lessor agrees to deliver the premises broom clean and free from trash at the beginning of the lease and Lessee agrees to return same in like condition at the termination of the lease. No repairs shall be due Lessee by Lessor except as may be rendered necessary by fire or other casualty, not occasioned by Lessee's fault or negligence. Lessee agrees to report in writing to Lessor any damage to the leased premises within twenty-four hours after the occurrence, and upon his failure so to do, Lessee shall be bound to repair any damages resulting therefrom. Should Lessee fail to make such repairs as he is obligated to make hereunder, Lessor may, at his option, have the repairs made at the cost and expense of Lessee. The Lessor shall not be liable to Lessee, or to Lessee's employees, patrons or visitors, or to any other person for any damage to person or property caused by any act, omission or neglect of Lessee or any other tenant of said demised premises, and Lessee agrees to hold Lessor harmless from all claims for any such damage, whether the injury occurs on or off the leased premises. Lessee shall maintain liability insurance on the above premises. Lessee assumes responsibility for the condition of the premises. Lessor will not be responsible for damage caused by any vices or defects of the leased property, or the consequences thereof, except in case of positive neglect or failure to take action toward the remedying of such defects within reasonable time after having received written notice from Lessee of such defects and the damage caused thereby. Should Lessee fail to promptly so notify Lessor, in writing, of any such defects, Lessee will become responsible for any damage resulting to Lessor or other parties. Should the Lessee at any time violate any of the conditions of this lease, or discontinue the use of the premises for the purpose of which they are rented or fail to pay the rent, water bill, utilities or other expenses assumed under this lease, punctually at maturity, as stipulated; or upon the adjudication of Lessee in bankruptcy, the appointment of a receiver for Lessee; or upon Lessee's suspension, failure or insolvency; and should such violation continue for a period of five days after written notice has been given Lessee, then, at the option of the Lessor, the rent for the whole unexpired term of this lease shall at once become due and exigible; and Lessor shall have the further option to at once demand the entire rent for the whole term or to immediately cancel this lease, or to proceed for past due installments only, reserving his right to later proceed for the remaining installments, all without putting Lessee in default, Lessee to remain responsible for all damages or losses suffered by Lessor, Lessee hereby assenting thereto and expressly waiving the legal notices to vacate the premises. Lessee is not permitted to post any "For Rent" signs, rent, sublet or grant use or possession of the leased premises without the written consent of Lessor and then only in accordance with this lease. Lessor reserves the right to keep posted on the premises "For Sale" or "By Auction" signs at all times, and also "For Rent" signs during 30 days preceding the expiration of this lease, and Lessee will allow parties authorized by Lessor to visit the premises in view of buying during the entire term of this lease and in view or renting for 30 days prior to the expiration of this lease. In the case of the failure of Lessee to comply with the foregoing provisions relative to the posting of signs and the access to the premises, Lessor may, at his option, consider this lease renewed for a like term under the same conditions or hold Lessee responsible for damages.
