Compliance with Law In its use of the leased property, Lessee shall fully comply with all applicable federal, state, county and municipal statutes, rules, regulations and ordinances, and shall obtain all required licenses and permits before commencing construction of the billboards. 5. Improvements Lessee shall, at all times during the term of this Lease, keep all improvements placed by Lessee on the leased property in good repair, and shall maintain them at all times in a clean and attractive condition. 6. Insurance Lessee shall obtain, and keep in full force and effect at all times during the term of this lease, a policy of public liability insurance, with an insurer satisfactory to Lessor, for the protection of Lessor and Lessee against liability arising out of the condition of the leased property and the improvements erected thereon. The liability limits of the policy shall be for not less than $_____________ with respect to any one accident or disaster, for not less than $_____________ with respect to bodily injury or death to any one person, and for not less than $_______________ with respect to destruction or damage to property. A liability policy or a certificate of insurance covering Lessee and Lessor, as their interests may appear, shall be deemed a compliance with the provisions of this paragraph. Notwithstanding and in lieu of the foregoing, Lessor may, in its sole discretion, add the leased property to its commercial general liability policy and Lessee shall reimburse Lessor annually for any increase in premium resulting from adding the leased premises as aforesaid. 7. Weeds and MowingLessee shall remove by the roots or otherwise effectively destroy all thistles and other noxious weeds growing on the leased property, (if desired, add: provided, that Lessee shall use no chemical weed killers containing chemicals dangerous to crop, animals or human beings), and shall keep the property neatly mowed. 8. Ownership of Improvements All improvements erected by Lessee on the leased property shall remain the property of Lessee, and shall be removed by Lessee at the termination of this Lease or any renewal thereof. 9. Termination If Lessee defaults in the payment of rent, or breaches any other covenant or condition of this Lease, Lessor may, in addition to any other remedy that Lessor may have, declare a forfeiture of this Lease for the default, re-enter the leased property, and remove all personally from the premises. 10. Renewal Option Lessor grants Lessee an option to renew this Lease for a period of ______ years after expiration of the term of this Lease, at an annual rental of $__________dollars per year; the other terms, covenants and conditions of the renewal lease to be the same as those in this Lease.
