Or where the outsourced central travel dept organise a business trip, they find a flight at an inconvenient time and a hotel at an inconvenient place for a cost of £1500, I frequently got in trouble for booking the trip myself. With a flight at a time I wanted to travel, and hotel where I needed to be for £500.I must have interacted with over 1000 procurement people. 99.9% of whom were "thick as shit" (if you DM me I'll tell you who the one single procurement person is). Luckily (for me) most of the time I was selling ludicrously overpriced, "square peg" tech solutions, that didn't really solve the "round hole", problem. But I was usually better than the competition at producing hundreds of pages of tick-box "environmental policy documents", and other associated bullshit. The actual ability of our product to solve the problem or be cost effective, frequently didn't come up.Back to DHL and KFC. How do you "do" real estate development? How do you secure funding, choose the design and then build and sell/rent?
The above answers are very comprehensive - especially Alex's, so I'd just like to add a big-picture comment about the 'process'. Because development is not just about 'doing', it is also kind of about 'being':Development is about 1) being very comfortable with huge risk (so it helps to have a source of $$$, or be crazy, or both), and 2) being a very good salesman/saleswoman.I've worked with a breadth of developers both geographic- and product-wise: people and companies in New York and California, China, Singapore, the Philippines, Bali, Cambodia, Japan, the Middle East; trying to build villas, theme parks, casinos, hotels, condominiums, spas, and resorts of all kinds. Some have succeeded, many have not. I mention this only because I've seen commonalities despite this wide scope, and they are the following.First, risk: as a developer you're exposed to an asset that has no cash flow, for extended periods of time. You can be holding land for years, generating no income, while paying holding costs in the form of maintenance, property taxes, etc. If you've actually benefited from a risky lender who has actually lent you money to buy LAND, then you need to pay the mortgage - while your land is generating no income. Say, even if you're a condo-conversion guy or gal, and you have an existing cash-flow property (apartment) that you're trying to convert into condos - there's a period of time when you're doing construction where you have no cash flow.All this is to say, that you better be comfortable with the risk that it all goes wrong and you're completely out of pocket with nothing to show for it. In the time between the conception of your idea and its materialization, everything can go wrong, and a few things definitely will. Land not entitled? A city council or municipal government that you thought was initially friendly might totally turn against you. A friend of the firm or other investor who signed an MOU to invest with you, over drinks or tea or friendly round of golf? Letters of intent or understanding, and verbal 'maybes' mean nothing. Construction budget for a theme park that you thought was going to be $300 million is actually $1 billion? Sorry. Licensing deals can fall through, pre-sales can fail to materialize, protests by local communities can turn swiftly against your project, environmental reports can turn up negative, competition can suddenly crush you, lease rates can plummet, exchange rates can go in opposite directions, government funding can get delayed, and last but not least, global liquidity can suddenly dry up so that there is no money being invested or lent, anywhere, for anything (e.g. 2008). So in order to be a successful developer, therefore, you need to figure out how to manage this risk in the cocooning period between your first cash outflow and your exit. I'd say this is the most important thing. You can just be crazy and not mitigate it at all, because you have nerves of steel and brass balls (eggs) and icy veins and the conviction of a religious zealot, but if you're doing the smart thing, you'll either try to shorten that period between cash outflow/inflow, or find creative financing methods. For example, if you can't purchase the land outright, you might enter into a land-lease deal where you're paying smaller amounts upfront with an option to buy. For condos/golf memberships etc., you can have pre-sales during the construction period and get deposits. Some residential developers start pre-selling before they even put a shovel in the ground. You might enter into some kind of agreement with the local government and get tax subsidies or other benefits, or even get land for free in return for development. You can go the Walt Disney route and actually incorporate or annex yourself into a municipality (if you have lots of land) to avoid the headaches of land use ordinances or pesky neighborhood groups (I say that in jest). One thing developers often forget or try to do without is to pay in the thousands of dollars to actually do due diligence before shelling out millions of dollars - for environmental reports, feasibilities, market research, cost estimates. But obviously, the best way to mitigate the risk is to get money upfront from others - co-investors, lenders, or other partners who act as a source of capital. And this gets into my next point/commonality: salesmanship. In everything there is inertia, and in the illiquid world of real estate, it is Newtonian in scale. Like Craig was saying, as a developer, you're proposing change - you're creating something that doesn't exist in the world yet, and the value is inside your head only, and can only become unlocked in the real world if you can successfully cross that chasm of risk above. And mechanically, how do you do it? You need to be able to convince everyone around you of your vision. In development you interact with so many different groups, that you'll need to convince all constituents: investors and other partners, lenders, contractors, local neighborhood groups, governments and municipalities (bureaucracies!!). You'll need to marshal an entire army of suppliers and partners toward a common vision, of a value most people are not yet convinced of. In order to do that the first is to have a good project, but if it's that good, everyone would be pursuing it. Investment no-brainers are usually very hard to come by, and usually in a development project, there are a lot of uncertainties and what-ifs (see catalogue of disasters above). Uncertainty makes people dangle their legs over the caution-side of the proverbial fence, so how do you get people on the other side? How do you convince people?There is no clear answer to this, but you don't necessarily have to be a fast-talking hustler with a cigar dangling from his lips who recites a litany of absolutes; as in "will happen", "no-brainer", "best project", "huge returns", "obvious value". Nor do you need to necessarily hire a designer to illustrate out-of-this-world pictures that blow the minds of everyone looking at them. Although sometimes both work, it's usually not enough. Development is entrepreneurship. You need to be convinced of the project yourself. You need to demonstrate credibility by having skin in the game yourself ($$$). You need to be coherent, have a clear vision, have a good story. You need to network like crazy, and if it's not your strong point, then to work with someone who can. It is crucial to know people, know how to relate to people and talk to them about the benefits of the project. You need to be persistent, take it day by day, have a thick skin, and not be easily discouraged. And a dash of luck always helps.

Am writing now as Chief Civil Engineer who do not perform anymore, any hands on design and analysis. I just supervise and write - basically calling myself Pointing Engineer, because I point to whoever should do what.Upon arrival at the work place, go to the Ladies Room and fix what needs to be fixed.Go to my table and start to examine/review the documents in the Incoming files and sort them by priority.Delegate to other engineers to review and comment on the documents given to them.I then collate all the responses and review them to check for correctness and relevance to the subject matter. Then I draft the letters corresponding to each document to be replied to. Then the letters are signed by the Project Manager and sent out.I review drawings (again) that had been reviewed by other engineers to check for omissions or incorrect (very seldom) comments. Then I finalize the comments for transmitting back to the Contractor or to the Procuring Entity as necessary.Should any problem at the site arise, I conduct a site inspection together with the QA/QC and Inspectors. Take photos, to record site issues.Go back to the office and write an evaluation and type up recommendations for the Contractor to carry out.Have lunch. Take a nap after lunch. Check emails. Reply to Quora when there is time. Check a bit of Facebook/Twitter and respond if in the mood.Continue as before. Finish all letters so that there is no pending. Unless additional information is necessary before the letters can be finalized.Drink coffee - just two cups.(One at around 10am and another at around 3pm)Go home.

Of the Japanese people, he said they were a “cognate race” with the Hawaiian people and would be used to rebuild the number of Hawaiians. The impact of immigration of people from many countries and various ethnic and racial backgrounds was a huge element in the overthrow of the monarchy. Real life historical situations are ever so much more complex than a one-factor analysis. And there were many factors involved in the overthrow of the Hawaiian monarchy.
