let's just give an example you had a grandmother who had a bank account maybe fifty thousand dollars maybe she didn't communicate with your father maybe they had a bad relationship the grandmother passed away the fifty thousand since nobody claimed it that bank had to report these funds to the state now the state has this unclaimed property held at the state's office and guess who's liable to take this money any heirs so that can be your father and what we can do as an asset recovery specialist as an asset recovery agency as an asset recovery firm however you want to say it you reach out to these people and you inform them that they have this money that's old to them and you help them file it and in most states you can charge from 10 to 20 percent okay so if somebody was old 100 000 you can get 10 of that just for helping them out now you might say well how can you find out the people who are owed this money and of course i'll teach you that but to make it simple you pretty much reach out to the state's office let them know that you're interested in becoming it's either an air finder or a locator and it will supply you with this list it's very inexpensive they'll give you a list of everybody in the state whose old money how much they're owed their address and what you will do is you'll perform skip tracing skip tracing is just researching the person online to find the best phone number or mailing address or email for them and then you can reach out and pretty much cold call now the next thing is going to be tax overage now hence this name overage okay so there's many people who have their properties foreclosed for tax purposes they didn't pay their taxes to the county for whatever reason all right they didn't pay their taxes the county reached out to them multiple times sent them warning letters like look if you don't pay your taxes we're going to host your property at auction for your taxes because we need your taxes the government needs your taxes guys so the county will host an auction with a starting bid at the taxes that were owed now this property is typically going to sell for a larger amount now any profit that is left over any remaining profit any remaining overage surplus excess funds is due to the previous owner and me people don't know about this you can actually look it up you know the state law is due to the previous owner so another way that you can get this list is reaching out to the county you know wanting the excess funds list surplus funds list tax overage list and they will supply a list of people who are owed this money now you might say well why don't these people just do it themselves these people typically don't know about it the county does not do a good job at reaching out at all most of the time they send letters to the address that just got foreclosed because it's the last address that they have on record they don't know where these people live but as an asset recovery specialist you will find them you will find out where they live so you typically do a lot of investigating a lot of research to find these people now these properties keep in mind guys their opening bid is just for the taxes that the county did not receive that's usually 10 20 000 homes are being sold guys for 200 to 300 000 so there's large overages and in tax overages there's no caps on the percentage you can charge in most states some states they do but typically for standard for ethical reasons 15 to 30 is what you can charge guys so you can make a hefty profit doing this also the next one would be mortgage foreclosers so in a mortgage foreclosure this is when the person did not pay their mortgage very similar to the tax orders they didn't pay their mortgage now there's a final judgment amount okay so let's say you know somebody has 180 000 remaining on their mortgage the county will actually host an auction at the opening bid amount as a final judgment amount 180 000 if the property is sold to a third-party bidder for a larger amount the profits remaining are due to the previous owner as well same thing with this 15 to 30 now you guys might ask okay well is it that easy do you just look them up and then boom you help them file well how do you file how do you follow claim guys so there's many ways that you can file a claim you can do assignment of interest where they hand over their interest in the money that's due you'll help them go after these funds you'll use an attorney and guys it's not really difficult to get an attorney and typically starting off you can get an attorney that will work based off a contingency so you don't have to put any money up front you get an attorney to agree to help you file the claim and they get paid once you get paid and that's typically the whole beauty of this business is that we don't charge any upfront fees at all to our claimants to the previous owners we assist them on filing this claim we don't charge any upfront fees we only get paid once they get paid because as you guys know telling somebody that their old money can seem like a scam the way that you provide you know assurance to them and a little sense of ease is that look so we're not or we're not charging any upfront fees this is what our company does day in day out we assist people on filing claims to obtain the funds that are rightfully due to them you know you provide county documents you provide anything that will give you great transparency so that they're comfortable with working with you now another way that you can do this is just filing the claim as a third party there's many counties that allow third parties to submit these claims for the previous owner no attorney required at all you would fill out the paperwork in my course i have all the paperwork you'll asset recovery company so that you know our company can receive the check then you'll disperse the funds to the claimant also you will have the limited power of attorney most counties will require you previous owner how to close how to do research on the properties everything you guys need the same simple steps that my students use you will use now i can't guarantee results guys but i do know that this process works not only for myself but many of the students who've taken this course and gotten results guys so another way the last way that you can help somebody is just filling out the paperwork for them everything's in their name helping them file the claim you would submit um a mailing package they'll submit that to the county or the state they will get paid then you invoice them now to do this you guys have to ensure that you have a great relationship with the client i've never had somebody not pay me on my invoice because they're so ecstatic that they receive these funds these are money that they didn't know about they had no idea and they're getting blessed with these funds so they'll be happy to bless you back guys look the asset recovery business you're not selling any products at all you're just helping somebody file a claim you get a percentage of helping them out people are getting money you're helping them this is the business of helping them so if you think that you're good at doing research you're pretty cerebral you can you know analyze websites you're not really slow at typing you can stay organized you have a trustworthy voice you know you can really persuade people then this is the business for you guys and you can use this business to fund other businesses so that you can have financial freedom next up we have airbnb now i'm pretty sure you do not own it's called subleasing subleasing or rental arbitrage and what this is this is when you get a property you know it can be any property it can be a home it can be a multi-family unit it can be a condo it can be a little shack that you make it can be anywhere that's livable where you would typically pay rent let's just say for example you have an apartment and the rent is one thousand dollars per month you can get this apartment under lease rent it out either in your name or your company name and you can actually sublease this out host it on airbnb and charge a nightly rate now for simple math we'll go ahead and say okay let's just do twelve hundred twelve hundred dollars per month that's your rent okay when you break it down on average there's thirty days in the month when you divide twelve hundred from thirty that comes out to forty dollars a night so forty dollars a night is your expenses you can list this same apartment on airbnb for one hundred dollars a night now that's a sixty dollar profit okay so if we do sixty times 30 that's that 1800 profit that's coming in now typically for a regular long-term tenant that you have you'll have somebody paying let's just use the same example 1200 per month in rent the mortgage on that apartment on that home is probably going to be anywhere from five to eight hundred dollars so the profit margin is only in the hundreds sure you already know about it it's when you get a distressed property okay it can be a property that's boarded up you know in the area where there's other homes that have higher value so these are considered the comparables you get a home that is distressed boarded up high grass maybe delinquent taxes the owner isn't taking care of their property so they are a highly motivated seller there's somebody who's looking to get rid of their home at a discounted rate what you can do is you can get this property under contract and you can reassign that contract for a higher rate and get a fee so when you do wholesaling usually you will have what is called your due diligence period and this is going to be typically 14 to 21 days where you as an investor have your due diligence to do research on the property get your estimated repair costs and make sure it's a good investment that's for a typical investor as a wholesaler this is your time when you can get that contract off and you have it an inspection clause that if things turn out to be more expensive or just you know not in your budget you can cancel that contract you know penalty free so this is where wholesaling can be a very lucrative business and low risk you can get a property under contract if you don't find somebody to assign it to you can reach back out to them and say hey the estimated repair costs end up being too much you know that than the budget that we have so we're going to have to cancel this one any type of earnest money you might have put down you'll receive it back you bear no risk at all so this is a great business and guys look i've seen people assign contracts upwards of 20 to 30 000. me personally i teach you guys starting off how to you know build your wealth before you can get greedy so i teach you guys on your first deal let's just go ahead and get to the 5 000 on the next one let's get 10. then you can gradually grow and also it's a great business to scale as well now next up we have
