smaller easier to digest pieces number one the advertising to legal checks and then three the tenancy so number one advertising the property again this is pretty straightforward one there are a couple of things that you need to do to comply with regulations and of course there are a few things that you can do to help your advert along the way but that will be covered in another video today we're simply focusing on the rules and regulations so in order to advertise your property you must have a valid EPC or energy performance certificate and as of the 1st of April 2019 all ABC writtens need to be a or a bull so in order to advertise the property you must ensure that this is the case because the EPC needs to be displayed within the advert also we now have the tenant fee ban which came into effect on the 1st of June 2019 this means that we're now unable to charge any application or admin fees or any old drafted advert saved on any portals or websites anywhere it will need to be amended before you riad vert eyes or you'll be breaking the law but more importantly you'll be turning tenants away unintentionally so that's all we need to do to advertise the property now we move on to some legal checks before we sign the tenant up there is one thing that you must do before you sign any tenant up and that is to carry out a right to rent check you must ensure that the tenant has the right to rent here in the UK basically you're just checking their documentation to see if they have the right to live in the UK but for further information we do suggest that you visit the dock of UK website now signing the tenant or used to be as easy as one two three a quick st or a shouid shorthold tenancy agreement and you're pretty much done but times have now changed and the information required at the beginning of it tenancy is a little bit more complex than that so in short and you can visit our website to read this video as a blog or check out our setting up a tenancy blog you need to supply the tenant with the following number one so obviously we've got to give them the a st or a shoe of shorthold tenancy number two we have to issue them with a valid gas safety certificate otherwise known as a CP 12 number three we've got to give them an up-to-date guide of the how to rent guide now a quick note on this guy's the form is updated pretty regularly so don't save it to your desktop as it will be out dead before you know it print it off directly from the dot gov dot uk' website as and when you need it number four you have to give the tenant all the prescribed information relating to their deposit including the deposit information leaflet and dispute information and of course ensure that the deposit is actually registered with either the DPS or the TSS now all the document document ation required can be found on either of these websites number five you must give the tenant a hard or digital copy of the APC number six provide information regarding Legionnaires disease and demonstrate in a ventilated environment the correct purging of all the water outlets number seven provides smoke alarms and that's one per floor as a minimum now obviously hitch more rules do differ so make sure you look them up now it's best practice to demonstrate the operation of the alarms to the tenant put then remind them that periodic testing is down to them and that number eight you must provide a co alarm if the property has any solid fuel appliances again best practice is to simply supply them regardless and demonstrate them to the tenant in the same way that you demonstrate the smoke alarms so as you can see guys there's more assigning appurtenant than you might have thought and that's just the regulations there is a whole lot more to do to get the whole process right but I will cover that in a much longer video for now that should give you a good idea of how to get going remember to research this yourself as let's do change continually so this video
