so what's really unique and interesting about the country of mexico in particular and moxie's solution um is that moxie brings the best of two worlds together right so really having an understanding of how you can securely and legally transfer property rights um in the event of a purchase situation or um securely record a mortgage transaction in the event of a refinance or cash-out refinance um situation and that's uniquely different from what's been offered in the marketplace kind of historically speaking um and really it's very different from the current offerings in the marketplace today for foreigners they're looking to purchase refinance or cash out refinance property in the country of mexico and so let's talk about some of those key differences so uh historically speaking there have always been mexican banks that are willing to lend to foreigners under certain circumstances but those lending products are often what a u.s citizen for example might say is exotic which means it has payment increases over time sometimes it's every month there's a slight increase to your payment sometimes it's every six months um and when you actually look at a fully indexed apr for a loan transaction of that type you're looking at an interest rate that's really akin more to credit card interest as opposed to you know long-term fixed mortgage financing um the prevailing interest rate in the country of mexico today is much much higher than that of the united states despite some of the short-term rate increases we're experiencing now um but foreigners on the earth you know clients that come to moxie generally will receive very reasonable interest rate fixed for up to 25 years um there are no pricing add-ons for occupancy so whether you plan to occupy your property in mexico full-time as a as a real expat right or whether you it will be a vacation home for you that you maybe sometimes rent out or whether it's completely an investment property that you'll rent out um purely for income purpose right there's no sort of adjustment or shift in the interest rates um which is great right so uh rates at moxie are really based on the loan to values so how much do you put down as well as your fico score in the united states at the time of origination so those are the two primary factors that influence your interest rate at moxie we have various different pricing schedules based on the amount that you're borrowing right so higher loan amounts generally tend to get moxie's lowest interest rate um we lend uh anywhere from for properties with title insurance anywhere from 150 000 all the way up to two and a half million dollars for properties without title insurance which is in certain markets of mexico where title insurance isn't available um that minimum loan size is 300 000 um all the way up to two and a half million um so that's just a quick kind of overview on um the moxie product set and the pricing uh pricing is generally a little bit higher than one might expect in the united states but significantly lower than the prevailing interest rate in the home in the destination country which is mexico um and moxie uh really brings something special to the market in that all of our mortgages have a fixed rate right so there's no rate adjustment whatsoever it's not tied to any index there'll be no rate increase over the entire course of the loan so if a client chooses 300 months or 25 years all of the mortgages that moxie makes are fully amortized meaning you're paying principal and interest um with each payment spread out over the entire loan term um and then moxie offers the convenience of sort of a one-pay program right so moxie's collecting with your principal and interest payment every month uh we're also collecting a pro-rated portion of your property taxes so moxie's going to take care of paying property taxes in the destination country um the trust uh fiduciary that holds your trust will charge an annual fee in order to maintain that lean security and your ownership if you're a foreigner uh so moxie will take care of that uh annual renewal fee for you to keep your property secure and bill you for a prorated portion of that each month included in your payment um there is a uh monthly subsurfacing fee a small fee um that's collected by moxie as well and then you have your homer's homeowners insurance or hazard insurance um hazard insurance in mexico often includes hydro meteorological coverage which is sort of like flood insurance um and so that's an extra layer of protection from most of moxie's approved insurance carriers moxie will collect from you a monthly prorated portion of your annual policy premium and then we'll pay your homeowners insurance or hazard insurance bill when it becomes due for renewal so those are just a couple of the convenient aspects of moxie's program
