hi my name is scott knudsen with signature home inspection and i'm here to show you how to read your home inspection report so the first thing you're going to get is you're going to get an email with a link when you click on that link it's going to open up to your web-based report so in your web-based report you're going to have the address here the date of the inspection the time and then you're going to see on your left-hand side you're going to see your home inspectors information and then on the right your real estate agent's information on the left hand side here is the table of contents you can go through your report you can actually jump around so if you wanted to go to the exterior grounds you click on that and that's going to pull you down into the exterior grounds if you wanted to jump over the laundry area click on that that will jump you over the laundry area while you're inside your report when you go to the photos if you want to go over here and you want to read additional information about this dryer duct plastic or foil comment click on that that'll expand it if you want to look at the photos a little bit better you can expand those as well you can click on that and those will expand the photos where you can look at it if you have a photo that you'd like to save you can right click on it and go save as and that'll save that report or that photo so let's go back up to the summary here we break our findings down into three categories so you've got over here where you've got the blue which is maintenance items you've got orange which is recommended repairs and red which is health or safety related so we don't typically during the onsite review go over the maintenance items with you because it's stuff like cutting back vegetation cleaning gutters etc typical household maintenance items we're going to focus on the repair recommendations and the health and safety when we're on site but your report will have all these items there's a couple other things that i'd like to show you some people like to see the report in a pdf format instead of this web-based report if you go over here to the right underneath the agent's name you can click on the pdf and you can decide if you want just the summary pdf or if you want a full report we always recommend that you save a pdf for the full report because if you ever need your report later on you can just pull it out of your archives instead of having to email us to get access to the report say you know if it's a year later down the line we will still have it but sometimes it's a little bit quicker if you save the full report there's also a feature that we've got if you go up here to the upper right hand corner where it says report tools you can actually go in and build a repair request builder this is a handy feature for real estate agents when you want to go in and create a repair request addendum to send to the seller and the seller's agents on items that you want repaired so once you click on this over here you're going to go over here to where say for example you want to focus on all the health and safety items click on that and you can actually go in here and select all the items that you want them to repair say for example you've got a kitchen hood that you want cleaned you can actually go in here and either ask for a credit or a comment saying clean the kitchen exhaust hood or if you want a credit for that say you want a hundred dollars to have that cleaned you can do that as well once you've done that you would go over here and hit create and that would create that repair request report in a pdf format that you can either text message or send out to the other agent via text or email so we're going to get we're going to back back into the main report so that's pretty much it as far as reading your report if you have any questions what we do ask you to do is down here where it says how to contact us just go to where it says email if you have any questions just email those to us and then the the operations manager will review your email most of the time they can answer your question via email if they need to set up an inspection or like a review with your inspector they will contact the inspector and the inspector will contact you after they finish their inspections during the day uh another thing is that uh we do uh like to see if we can ask for a review um if there's any uh if you're happy with our service please go to google or yelp and leave us a review we're a small business and reviews are very important for us so if you have any questions feel free to reach out to us you can also email me at scott signature more thank you for your time and good luck on your new purchase of your new house
