okay this is super important and I don't know why and where people don't take this seriously and that is so I may not make a lot of friends in this video especially Realtors but I've been having a few homeowners and actually Realtors themselves reach out to me asking me hey Audra when we're showing the property for sale as a realtor even as a homeowner what exactly should we be doing and so that's what this video covers a few tips before I even prepared for this video I went on YouTube to see what other videos were out there and surprisingly most of videos are tailored for how a buyer's agent shows a home for sale and that surprises me I mean what in the world would a buyer's agent know you know as far as the details and the upgrades you know just looking at the MLS listing and the answer is they don't and the listing agent in my opinion should always be present during that showing I know this is where people are going to get really upset with me because most agents just love those lock boxes because they don't have to be there they don't have to waste their gas I know I'm getting a lot of like hate Vibes right now it's a lot of effort when you're a listing agent showing private showing things over and over and over again so I'm going to share with you in this video what's worked for me and what I do for my clients you may agree you may disagree but the Market's changing and in my opinion you also have to adapt a lot of you may or may not know this but the buyer's agent in real estate may not exist like in Europe and I think it's Australia they have just a listing agent that negotiates with the buyer there's a lot of reasons for that this is not what this video is about if you're a listing agent or a homeowner preparing for that showing I would recommend the listing agent get their 15-20 minutes early make sure the house is spotless so we always like to open the doors and the windows get some Breeze in there get rid of those personal smells and it takes a while for that that's why you need to get there early and homeowners also prepare like the buyer is going to be 15-20 minutes early as well so get out of the house and make sure the house looks beautiful toilet Lids are down counters are wiped off toothbrushes are in the appropriate places and once again a few videos a link down below that I think will be be helpful but prepare for your buyers to be early and also prepare the house that's probably the most important thing when showing the property and by the way for you homeowners out there not all listing agents show the properties themselves so you need to take that extra step to make sure the property shows beautifully and for those homeowners that are dealing with agents that are not showing the property themselves meaning the agents don't show up they don't meet the buyer the buyer's agent there and I would make sure that you ask your agent to screen everybody that comes to the property because I've seen this over and over again where these agents put the lock box on the front of the house which I never recommend a lock box on the front of the house we want to put it on the back or somewhere where people can't see for safety reasons but they just tell the all buyers anybody that wants to see it to go direct to the property and they give you a call and you have to get out of your house 100 times and probably more than likely the majority of the people that are coming through your house are not qualified to buy your property so you need to make sure your agent is screen those buyers before they come into the property meaning that they have the ability to purchase and have the desire and interest to buy in the short term not like two years from now right so screen your buyers so let's talk about lockbox flip and hate them first of all when you get to the lock box we have a Supra box out here in California your phone has to connect you're sitting there waiting to open the door sometimes the keys don't work it's a pain in the neck and then you know the lights aren't turned on if you're selling the property it smells dingy in there and if it's a banquet property you know there's been a lot of people through so it's dirty so oftentimes when the lock box is the primary reason or I should say purpose to an access point into the property it can in my opinion be neglected meaning the house itself and as a listing agent you should be on top of that like whether you have a cleaning service come in once a week and I see these big fancy agents that have like 40 houses that are listed and they're all on lockbox I've shown a couple of these homes and they show horribly because it's musty in there you should definitely have someone make sure whether it be the homeowner or someone on your team if you're a realtor make sure that property is cleaned on a regular basis and when there are showing appointments that the property is is I just say properly prepared to show it in its best light and if you're not doing that as an agent or even as a homeowner if you're not taking those extra steps you're hurting yourself you just presentation is really key when you're showing the property now most buyers and buyers agents don't want to come to a property with the listing agent that's being too pushy and overselling a house we've all been there we know what that feels like it's like going to you know used cars lot and sales man's just overkilling it okay so you got to be real careful there's a balance there and honestly experience I should say with experience you'll get this down pat but a helpful tip that I always like to give some of the Realtors out there or some of the homeowners that are selling their property themselves is yes permission you ask the buyer and the buyer's agent if you could get them a quick tour or you just say would you mind if I give you a few key features about the property that I think really set it apart from this competition and every time you ask for a permission the buyer and the buyer's agent goes yes of course sure sure or you say hey do you mind if I give you a quick sales pitch you know I'm just trying to do my job I just want to make sure you understand what's important and how this property stands out every every time they will agree I promise you but after that stop let them go enjoy the property you've given them the time and the space to enjoy it you've given them a few key features to think about and then at the end of the showing you have to have any questions and nine times out of ten they do have more questions and you're not coming across too pushy or they just want to get the heck out of your house so be respectful don't over push be patient it'll all work out so another helpful tip when you're showing the property for sale is make sure you're not crowding that buyer so there's the social distance space that we're all comfortable with I would almost back up when I'm talking to them I will come into my listing you back up so they have to approach you it's psychological also whenever I'm showing properties I always take my shoes off I highly recommend that you do too for a lot of reasons but also it's a presence of being smaller this sounds silly but when I'm showing a property I always like to back up against the wall I don't want to be in the middle of the room it makes the room look too crowded let them have the space to move around the room freely don't get in the middle of the room yourself let them take that space and when they're looking at the kitchen you go to the back wall so it makes you look like far away and it actually makes the room look bigger especially when your shoes are off you're not wearing nails yeah I know it's an optical illusion but it really does seem to help I know that's a minor little tip but it's worked for me in the past okay if you are showing a property and you're a realtor or a homeowner ready to you know show your own property if that's your responsibility okay this is super important and I don't know why and where people don't take this seriously and that is Dress for Success this is a professional job we are not coming off you know the beach we dress in professional attire and when I've talked to agents in the past they tell me oh Audra I can't dress all fancy like you I don't have the money baloney okay a white button-down shirt I don't even care if you wear jeans wear a black belt and some type of black shoes you're good okay but let's not dress in t-shirts and shorts and if you're a listing agent and you're showing up like that I mean you just kind of Wonder like hey did the homeowner hire the cheapest one they could find it's psychological this is where I'm not going to make a lot of friends I know because a lot of people don't like to dress up anymore but folks we've been hired as a realtor to take this job serious and it's a professional experience it should be treated as such so let's make sure we take a shower mouthwash right look professional and present the property in a professional way it makes a huge difference people will take you more seriously they will have more respect for you if you look the part you're halfway there if you are the listing agent or the homeowner I would highly suggest that you put together a document with all the features and upgrades the school district everything you could think about on the property to answer any questions for that buyer and the reason for that is that buyer's agent who's coming into that property probably has no idea about the house or the surrounding area so you want to get those questions answered immediately and in my opinion if you the listing agent that should be your job it shouldn't be the buyer's agent's job to get that information from the seller if they have interest in purchasing the house I show 99 of all my properties in person and I've had a lot of Realtors reach out to me and say Audrey how in the world do you do that and I do it for a lot of reasons how I do it's a whole other thing you know I just don't let anybody into the property and I think that's a good rule of thumb anyway the reason why I show the properties in person is I don't know what the agent or what the buyer is doing if I'm not there you'd be surprised at what happens in some of these houses when they don't feel like the big brother or somebody's watching them and I'm not it's just not their house they just see it as a transaction in fact I mean you know they're not flushing the toilets and then the next buyer comes in it smells like you need to be there I've had some people open up cabinets and pull stuff down like you need to be there as a listing agent to protect the house and also for security reasons like you know you don't know if they're going to be looking through drawers and find passcodes or or looking at medicine cabinets and the buyers agents a family member and they're in on it too like I don't mean to scare you but you know I'm still blown away that everybody just lets anybody go into the house without screening them or having somebody present what I like to do and it's worked for me and it's a lot more work but I'm telling you you get paid a lot of money if you're a realtor and you should do these additional steps I know people are going to hate me for this but it's true what I like to do if I have multiple appointments on a showing on a property I try to get most of the showing appointments within a time frame so instead of kicking out the seller you know 10 times in a day we try to get most of those showings in like an hour window I don't care if there's four or five people in the house it creates we'll just say urgency and interest because there are more people that will be looking at the property which is better in my opinion and then they all ask questions and sometimes there are questions that the other buyers weren't thinking about I've never had an issue with this and it's also much more I will just say time effective to try to get your showings all in one frame a window of time the last one is the showing time thing if you go look at any of my listings on MLS I will not use showing time I just I won't specifically say don't use showing time because I hate it so much it's a very impersonal process number one a lot of age just love it because it saves them a lot of time and I know they don't want to go to the extra time I'm sorry I'm being judgy right now but once again that showing time for those of you that don't know what this is It's you can log on to MLS make an appointment schedule an appointment you're not talking to the agent that agent doesn't know if in fact that buyer is a legitimate buyer when I'm showing my properties I like to call the buyer make sure that time frame works for them and I like to give them some information about the buyer as well if you don't have any information about that buyer as a listing agent and you're asking for a showing appointment like shame on you like no your job should be screening everybody that comes into that property I'm gonna beat a dead horse here as a listing agent you should know who's going into that house and quite frankly you should be there but if you're not you should at least know the agent is licensed bonded and insured and has the right credentials to show the property I've had several people reach out to me ask for you know a showing and they're not even a licensed realtor they're posing as one so be careful with that okay so if you're hiring a real estate agent or if you're a new agent understand that this listing bit isn't over when you put it on MLS you're going to have a lot more success you're going to have a better relationship with your clients and your homeowners if you go that extra step and show those properties in person and get the proper feedback and present the house and a good light final tip for those of you who are still watching I'm sure I'm annoying a lot of people here especially those listing agents but um final tip is every single time you show that property you call the homeowner okay I know it's a lot of hassle but that homeowner just you know rearranged their entire schedule to show the property they just cleaned up the property at a minimum you as the agent should be giving them feedback and verbal feedback not a text message or an email like pick up the phone what's up with people no one ever picks up the phone anymore give them feedback I always like to follow up with a spreadsheet I you know document everybody who's come through the house the feedback and then the follow-up feedback but you need to offer that service your homeowner are going to be in the dark and mostly communication that I'm receiving from some of the my followers and subscribers about their frustrations with working with their agent is that they just don't know what's going on so after every showing I don't care how good or how bad I don't care if you don't really have a Vibe you call that homeowner they will appreciate it you'll have a better relationship and a transaction will go much smoother I know there's a lot of listing agents out there that aren't liking this video but if you want to be excellent and set yourself apart and do just an amazing job for your homeowners then just do these helpful tips be professional make sure the house is prepared properly give them proper feedback and just do those extra Little Steps so that you give the property that you're listing that little extra Edge you know you're dealing with a pro when they can
