[Music] hey welcome back to my channel so today we're going to be discussing the quick claim d this is a real estate document and notary publics and loan signing agents together can complete this document it's very simple this one is two pages long but sometimes it can be three or four pages and basically it would just be information about the property itself so normally the first page is all documentation about the property and normally on the second page is where all the signatures happen but this quick claim deed is a little shorter than most so here we go you're going to put the date here you're going to come down here and once again you'll put the date whether it's the first the 12th whatever it is so you'll put the little abbreviations behind it s t or th down here the granter is the person who owns the property at that time and that person would sign here their name would go here printed at the bottom is where we're gonna have the witnesses now normally on documents the notary cannot be a witness when it comes to any kind of wills power of attorneys you cannot but on real estate documents you can so here you would be the very first witness you're going to print your name here and then you will sign your name this is where the second witness would go so this needs to be somebody that is not in the immediate family of the grantor meaning not a wife not a mom not a child other than that cousins aunts neighbors friends they can all be witnesses so that witness would print their name here and that witness would sign their name there then you would go to the second page and this is for you so you would notarize it and so you see it says state of florida and it says county of broward i'm in hillsborough so i would draw one line through this word i would write my initials at the top and circle them and then i will write the correct county right here which would be hillsboro that is the correct way to change something on a document so you can't see i scribbled this out you cannot do that you can't draw more than two lines across any word on a document so here you would once again write your date and then it wants to know if you know this person personally or if they produce a driver's license so this is that person's name printed out and then you would put whether they showed you a driver's license a passport any kind of military id whatever it is what type of document what type of identification they showed you you would list that there and then you'll come here and of course you would sign your name as the notary you will print your name as the notary and you will write the expiration date of your commission last but not least you will apply your stamp right here and then that would be it and that it's very simple quick claim deeds are not hard at all and you could be contacted by a title company you can be contacted by an attorney or the person themselves could actually have their quitclaim deed and request that you help them to to complete this document so when you get that call guess what now you can say oh yeah i do those and make that money thank you so very much for stopping by my channel and look out for more documents because they're definitely on the way [Music] hmm [Music]
