hi everybody i wanted to jump on a quick video i've seen this done by a couple other uh other youtubers and really what i'm trying to showcase is my commercial construction estimating process and the main tool that i use which is ultimately this spreadsheet so process really what i do when i get a new project that lands on my desk first step is always to do my homework what i what i mean by that is just that of digging and called your brain around what the project entails so you can see the unforeseens and if you can see the unforeseen that may happen throughout the project obviously the number one goal of the project manager estimator is to remain under budget secondly that is to finish on time so wrap your head around the project do as much homework as you can step number two after the after uh after you wrap your brain around exactly what the needs are of the project reach out to those subs and gather a good base of qualified numbers from each division and i've got those down here division one concrete messagery metals what's plastics etc see what's included and if need be then you've got the the tools to negotiate what's in their contract if there's something that's excluded that should be included make sure you note that make sure you make them aware of it now the third step to this to what my process looks like is using this spreadsheet and this spreadsheet is available for purchase link down in the description this thing is is packed full of information i've got it tailored to to be able to be purchased all out uh by you guys put your company logo in here i've got a date for or a location for project name address project number ah this gross building square foot area make sure you include that so if something if you do something relatively often such as a tenant improvement space i'm just gonna throw two thousand square feet in there as an example and you can see it pops open per square foot on this side and i'll explain that to you in a little bit here project totals this just pulls from the bottom of the spreadsheet i've got division one general requirements this is packed full of information if it's there's something that's not in here i'd be highly surprised uh division three concrete masonry metals division six wood plastic composites and and so on and so forth up until you know at the finishing stage of utilities down here at the bottom project totals is just of that sort of pull everything from all three columns pull it down in the direct construction cost and then this is where you'll add in you know obviously the the percentages here will be based on your company's needs but you know adjust these and it'll automatically calculate in what's your contingency overhead and markup and then it'll give you the total construction bid on the bottom i've also added a tab for alternates so you come through in this case um you know alternate number one i've already added one in here just an example supply and microwaves so i put this section the division provide microwaves is an equipment electrical ela is in uh 2300 so in this case appliance contractor electrical contractor let's say it's 15 1500 bucks for microwaves and it's a thousand bucks for electrical outlet you can see it adds it up here little alternative this is 2500 pulls it over here um now this will give you the total project bid with alternates now the reason why it's showing up identical to the alternate price that we added in is because there's nothing added in here so why don't we i'll kind of show you now as i mentioned as we go back i mentioned together a handful of qualified bids now let's do your cast and place concrete subcontractor came in at you know 1500 bucks and your finished carpentry even at uh 1000 bucks i'm just going to enter those in for for example purposes so i've got those two entered in there and if we go back to this spot now you can see total project bid with alternates is seven thousand and fifty dollars and this also takes into consideration here on the bottom as it is what i explained india so direct construction causes pulling that subconscious everything that's in the subcontractor the subcontract uh column it's falling down to 3 500 bucks as you as you can recall 2500 in a thousand and it's automatically calculate calculating all contingency overhead markup so it's giving us a 525 dollar mark of 350 meant for overhead 175 for contingency gives us the total construction bid of 45.50 adds in the 2500 for alternate and that's what you get here now there's a lot of projects where you won't have any alternates so you use this 4550 number percentages just tells you what percentage of the total construction bid is allocated to your wallet so in this case for a quick example markup of 525 is 11.5 percent of the total construction bid of 45.50 one more thing i wanted to point out too before i hand this off to you guys is i've got labor general requirements and fees for the division one and i've got labor materials and subcontract for division three and on so the reason why i've got labor general requirements and fees for division one is labor would be anything for project management field supervision field labor general requirements is anything in the field general requirements any of these or any of these and fees is in that same category for project fees general general contractor license fees and so on so forth now labor material subcontract for division three and on is meant for exactly that a majority of the time i would say 99 percent of the time i use just the subcontractor field but there's the case in let's say division 10 specialties where you get the toilet bath and laundry accessories where you where you enter into thousand bucks for grab bars and that type of stuff and up here in and finished carpentry you're gonna have labor at a thousand bucks to said for the bath and laundry accessories so in that case that's how that would work and down here you can see it it breaks it down a thousand thousand thirty 3500 and our new total construction bid is 7150 if we take into consideration the one alternate for 2500 bucks this is the number that we choose for i hope you find that the spreadsheet is is one useful and two um if there's any questions that that you guys have on the spreadsheet if there's any changes that you that you suggest if there's anything pretty much anything that that comes to mind leave a comment below and i and i'll come up with new uh with new editions of this and uh anybody that purchases it um don't worry i'm gonna update everybody as it is a new update comes out on the spreadsheet and the id the idea for the spreadsheet and i'm actually using this currently and i've been using this spreadsheet for years the the third the third shooter here on the bottom that i'd like to add is is a schedule of values to the point where it can where it'll pull what uh what information is entered and it'll pull that automatically to a schedule of values which which would be ideal so with that being said let me know if you guys got any questions this spreadsheet is available for purchase for for 19 which i believe is a fair deal um let me let me know if it's not worth the 19 if it's worth a little bit you know a little bit less or if i'm charging if i'm charging a little bit too more a little bit too much for what you guys like let me know you know i'm open to it i've also got a transmittal um transmittal template available for for nine bucks that uh that is extremely useful and there will be a video on on the tutorial on that so with that being said i appreciate it guys thank you
