Fill and Sign the Extended Pursuant to the Conditions Set Forth in Said Lease Agreement Form

RESIDENTIAL LEASE EXTENSION This Residential Lease Extension (hereinafter “Lease Extension”) is entered into this ___ day of _______________, 20___, by and between the Lessor: ______________________________, (hereinafter “Landlord”), and the Lessee(s): __________________________, __________________________, __________________________, and ___________________________. All Lessees, (hereinafter referred to collectively as “Tenant”), are jointly, severally, and individually bound by, and liable under the terms and conditions of this Residential Lease Extension. For the valuable consideration described below, the sufficiency of which is hereby acknowledged, Landlord and Tenant do hereby covenant, contract and agree as follows: 1. PREVIOUS and/or EXISTING LEASE: Landlord and Tenant entered into a Landlord-Tenant relationship by virtue of a previously executed Lease Agreement, dated _______________, 20___, (hereinafter “Lease Agreement”), and incorporated herein by reference thereto or by attachment hereto. Term of said Lease Agreement commenced on the ___ day of _______________, 20___, and will/did expire on the ___ day of _______________, 20___. The address of the dwelling leased in the prior leases agreement and which is the subject of this Residential Lease Extension is as follows: ___________________________________________________________________. 2. EXTENSION OF TERM OF LEASE: Landlord and Tenant hereby extend and continue the term and duration of the above described Lease Agreement, and incorporate herein by reference all the terms and conditions of said Lease Agreement. Said Lease Agreement shall continue and extend for an additional term, commencing on the ___ day of _______________, 20___, and expiring on the ___ day of _______________, 20___, unless renewed or extended pursuant to the conditions set forth in said Lease Agreement. 3. REVISED RENT PAYMENTS: Tenant agrees to pay rent unto the Landlord during the term of this Lease Extension in equal monthly installments of $_______________, said installment for each month being due and payable on or before the 1st day of the month, the first full rent payment under this Lease Extension being due on the 1st day of _______________, 20___. If applicable, the prorated rent from the commencement of this Lease to the first day of the following month is $_______________, which amount shall be paid at the execution of this Lease Extension. All terms and conditions of rent payment, and consequences for untimely payment or non-payment, remain as described in the previous Lease Agreement, referenced and incorporated above.
4. Payment of rent by owner: the owner is responsible for the rent in accordance with all provisions of this residential lease agreement including, without limitation, the landlord obligation to repair, and the tenant obligation to maintain, said property in a reasonable and sanitary manner and to replace or repair damage thereto caused by the owner, tenant, or both. 5. Return of premises: landlord retains the right to enter and inspect premises at any time, for the purpose of ascertaining the compliance of the premises with the health, safety and welfare laws and regulations of the state of California. The landlord notifies the tenant in writing at least thirty (30) days prior to any inspection for said purpose, of the date on which said inspection will be conducted, and a copy of the inspection plan is forwarded to the lessor with notice that a copy of said plan will be provided to the tenant upon receipt of the written request contained in the tenant notice. If the tenant requests delivery of a copy of the inspection plan as described herein, prior to the date on which said inspection will be conducted, the landlord shall, within thirty (30) days after the date of such written request, deliver a copy of the inspection plan to the tenant. The tenant shall reimburse the landlord for his actual and reasonable travel expenses incurred while in obtaining and executing documents and preparing statements. 6. Notice of termination of the residential lease: if the tenant is unwilling or unable to pay rent when due according to the terms of this residential lease agreement, the lease terminates upon ninety (90) days' written notice from the landlord to the tenant, and tenant's rent shall then be due and payable in full on or before the last day of its term. If tenant fails to pay rent upon the termination of the lease, within ten (10) days following said ninety (90) day period, the landlord is entitled to enter the premises and proceed in the manner provided in §2, paragraphs (6)(a) and (a) of said § 4. 2. No party to a residential lease may: a. Enter the premises except with the owner's permission and, except as indicated below, prior written notice to vacate has been given to the tenant; b. Evict a tenant under any provision of the lease or sublease; c.
